Apartment Building Maintenance Technician
Apartment Building Maintenance Technician
Description
Pay: $20–$25/hour (1099 contractor to start, with a path to W2)
Hours: 20–40 hours/week (hours grow based on work quality)
Neighborhoods: Chatham, Greater Grand Crossing, South Shore, Garfield Park, Back of the Yards
About the Role
We own and manage apartment buildings on Chicago’s South and West sides and need a skilled, reliable maintenance tech to keep our properties in great shape. This is a hands-on role where you’ll handle a mix of repairs, upkeep, and tenant requests across multiple buildings. You’ll coordinate with our property manager and use our app-based system for work orders.
We start everyone as a 1099 contractor. If the work is solid, we’ll move you to part-time W2, then full-time W2 with more hours. Your quality determines your growth.
What You’ll Do
Perform routine maintenance and repairs: plumbing (toilets, sinks), electrical (light fixtures, minor wiring), drywall patching, and painting.
Troubleshoot and handle minor appliance repairs (stoves, refrigerators, etc.).
Respond to tenant maintenance requests and complete work orders promptly.
Maintain landscaping (mowing, weeding) and handle snow removal in winter.
Proactively identify maintenance needs and keep buildings in good working order.
Track all work performed and materials used in our property management app.
Coordinate with our Property Manager on scheduling and priorities.
What You Need
Experience in building maintenance, property maintenance, or a related trade.
Your own basic tools (drill, screwdrivers, wrenches, etc.). We’ll provide or rent specialized tools as needed.
A reliable vehicle to get between properties and pick up materials – preferably a truck or SUV.
A smartphone to access work orders and communicate (we’ll train you on the app).
Ability to work independently, manage your time, and prioritize tasks.
Strong customer service skills – our tenants matter and we expect respectful, responsive service.
Physical ability to lift heavy objects, work at heights, and handle the demands of hands-on maintenance.
How to Apply
Send a direct message with a brief summary of your maintenance experience. Be ready to provide references and pass a background check. Our process is straightforward:
1. You message us with your experience.
2. We review and schedule an interview with top candidates.
3. Final step: a paid trial work period so we can both see if it’s a good fit.
If you’re someone who takes pride in hands-on work and wants steady hours with room to grow, we’d like to hear from you.
