Responsible for maintaining the cleanliness, safety, and basic mechanical upkeep of the residential building while being readily available to address tenant repair requests and concerns. Duties include daily inspection and cleaning of hallways, stairwells, lobby, elevator, and exterior sidewalk areas; removal of trash and unauthorized postings; monitoring for hazards; and performing routine visual checks of building systems such as the boiler room. The role requires completing regular cleaning and maintenance tasks on weekly, monthly, quarterly, and annual schedules, including window and floor cleaning, light fixture maintenance, boiler flushing, supply management, organization of storage areas, and exterior upkeep. The position also involves performing light maintenance work including plumbing, electrical, and sheetrock/paint/plaster repairs, along with maintaining clear and professional communication with tenants and management via phone, text, and email.
