Apartment maintenace and repairs

Description

Apartment Maintenance Tech:

This is for several apartment buildings in the Cincinnati area.
The properties are in need of ongoing maintenance and repairs. A few basic examples of tasks are:

Faucet and drain leaks, unclogging of drains, toilet valves, lite electrical (swap out outlet, switch or lite). Dealing with door locks, handles, hinges. All other common repairs needed in apartment units.

Skill set needed:

  • About 3 years experience with typical apartment maintenance and repair tasks, use of basic hand tools, small power tools, ability to occasionally lift heavy items. Comfort climbing an occasional ladder up a few feet, to perhaps about 16 feet. Ability to occasionally move a fridge or a stove up/down stairs with an appliance dolly, some trash management.
  • Ability to troubleshoot a problem, formulate a solution, retrieve parts, complete the repair.
  • Drywall repair, interior painting.
  • Good customer relations and personal vibe around customers (residents and their apartments), and you need to get along with other employees.
  • Can simultaneously put in an honest work day, often working mostly alone, while also taking direction and accepting work feedback from management.
  • Excellent communication. Ability to use phone for calls, texting, taking phone camera pics, use of app for job tracking, etc.
  • Ability to reliably track work on a time sheet for both company billing, and for payroll purposes.
  • Reliable personal transportation.
  • A personal toolbox of basic hand tools, and perhaps a couple of power tools (such as a cordless drill).
  • Clean background, drug free, minimal personal drama, minimal disruption during work days.
This is primarily a weekday, daytime schedule. This is not a supervisor job, or a lazy person’s job. This is a DO-ER's job.

Not looking for a crew, not looking for a company. Probably NOT looking for someone who has been (for example) working concrete for 30 years and wants a change, or some who is looking to avoid ladders, or whatever.
Emphasis on a Willing-And-Able spirit. Less interested in lot of years of remodeling chops.

Looking to hire a staff person, of some number of hours a week, possibly full time, if the match and skill-set it right.

Please reply back with relevant experience, why you think you are a good choice for this job and, a pay rate you are wanting (expressed as an hourly rate). If you don't respond in the most basic way to these three asks, you most likely will not get a response.
