Apartment Maintenance Technician – Full-Time – $27/Hour
Waterman Management is hiring a dependable, experienced maintenance technician to help maintain apartment and mixed-use properties in downtown and midtown Kansas City.
This is a full-time, year-round position with a locally owned property management company. We are looking for someone who takes pride in their work, can troubleshoot problems independently, communicates professionally, and wants a stable, long-term position.
PAY, BENEFITS, AND SCHEDULE
- $27 per hour for a qualified, experienced candidate

- Primarily Monday through Friday
- Rotating after-hours on-call responsibilities
- Employees report to one central location in the Crossroads Arts District
- Complete apartment and building service requests
- Prepare vacant apartments for new residents
- Diagnose and repair basic plumbing, electrical, HVAC, appliance, carpentry, drywall, and painting issues
- Perform preventive maintenance and regular property inspections
- Maintain common areas, mechanical rooms, grounds, and building equipment
- Coordinate with outside contractors when specialized work is required
- Keep accurate records of service requests, materials, and completed work
- Assist with seasonal maintenance, including snow and ice removal
- At least two years of apartment, commercial building, hotel, construction, or facilities maintenance experience
- Ability to diagnose and complete common maintenance repairs without constant supervision
- Strong skills in several areas, such as plumbing, electrical, HVAC, appliance repair, drywall, painting, or carpentry
- Dependable, organized, and able to manage daily priorities
- Professional communication with residents, vendors, and management
- Valid driver’s license, reliable transportation, and an acceptable driving record
- Ability to safely lift and carry up to 50 pounds
- Willingness to participate in a rotating on-call schedule
- Must provide and maintain your own basic hand and power tools
