Apartment Maintenance Technician – Full-Time – $27/Hour

Waterman Management is hiring a dependable, experienced maintenance technician to help maintain apartment and mixed-use properties in downtown and midtown Kansas City.

This is a full-time, year-round position with a locally owned property management company. We are looking for someone who takes pride in their work, can troubleshoot problems independently, communicates professionally, and wants a stable, long-term position.

PRIMARY RESPONSIBILITIES

• Complete apartment and building service requests
• Prepare vacant apartments for new residents
• Diagnose and repair basic plumbing, electrical, HVAC, appliance, carpentry, drywall, and painting issues
• Perform preventive maintenance and regular property inspections
• Maintain common areas, mechanical rooms, grounds, and building equipment
• Coordinate with outside contractors when specialized work is required
• Keep accurate records of service requests, materials, and completed work
• Assist with seasonal maintenance, including snow and ice removal

QUALIFICATIONS

• At least two years of apartment, commercial building, hotel, construction, or facilities maintenance experience
• Ability to diagnose and complete common maintenance repairs without constant supervision
• Strong skills in several areas, such as plumbing, electrical, HVAC, appliance repair, drywall, painting, or carpentry
• Dependable, organized, and able to manage daily priorities
• Professional communication with residents, vendors, and management
• Valid driver’s license, reliable transportation, and an acceptable driving record
• Ability to safely lift and carry up to 50 pounds
• Willingness to participate in a rotating on-call schedule
• Must provide and maintain your own basic hand and power tools

HVAC and pool experience are preferred but not required. Certifications are helpful, but practical experience, reliability, and problem-solving ability are more important.
