We are looking for someone who takes pride in keeping a property safe, well-maintained, efficient, and welcoming.

THE JOB

The Facilities Manager is responsible for the day-to-day operation of the Big Wave Center, including building systems, grounds, maintenance, vendors, safety, and support for our residential occupants and commercial tenants.

This is a great opportunity for an experienced facilities professional who is comfortable being both a manager and a hands-on problem solver.

Key responsibilities include:

Oversee daily building and grounds operations, including general maintenance, custodial services, landscaping, engineering, and life-safety systems.
Manage preventive maintenance for HVAC, electrical, plumbing, elevators, security, fire protection, and other building systems.
Regularly inspect the property, identify problems, and coordinate repairs.
Track work orders, maintenance schedules, and building equipment.
Respond to resident and tenant maintenance needs in a timely and professional manner.
Manage outside vendors and contractors for cleaning, landscaping, security, waste removal, elevator service, and other building services.
Help ensure compliance with OSHA, ADA, fire/life-safety requirements, local building codes, and other applicable regulations.
Maintain emergency procedures, inspection records, and safety documentation.
Coordinate approved repairs, improvements, renovations, tenant turnover, and residential move-ins/move-outs.
Assist with setup and breakdown for events at the Big Wave Center.
Track utilities and maintenance expenses and identify opportunities to improve efficiency and reduce costs.
Provide on-call/after-hours response when needed for security, fire protection, and other urgent building issues.

WHAT WE'RE LOOKING FOR

Minimum 3 years of facilities management or relevant building operations experience
Strong working knowledge of HVAC, electrical, plumbing, fire/life-safety, security, and general building systems
Ability to read technical drawings, as-builts, manuals, and maintenance documentation
Familiarity with OSHA, ADA, fire safety, and local building requirements
Strong project management and organizational skills
Excellent communication and customer-service skills
Strong troubleshooting and problem-solving ability
Ability to manage multiple priorities in a mixed-use residential and commercial environment
Professional facilities certifications such as CFM, FMP, or BOC are a plus, but not required

Most importantly, we're looking for someone who is dependable, proactive, practical, and committed to creating a safe and welcoming environment for the Big Wave community.
