Job Overview

We are seeking a reliable, skilled, and detail-oriented Part-Time Building Superintendent to manage the maintenance and operations of residential buildings located in Union, Essex and Passaic Counties, NJ. The ideal candidate will have some experience in property maintenance, excellent communication skills, and the ability to handle tenant concerns professionally. The buildings are approximately 15 minutes apart by car, and the role requires travel between locations.

Job Requirements

Perform routine maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
Conduct regular inspections of both properties to ensure safety, cleanliness, and functionality.
Respond promptly to tenant maintenance requests and emergencies (e.g., leaks, power outages).
Meet with external contractors for specialized repairs or services (e.g., landscaping).
Communicate effectively with property management and tenants to address concerns.
Assist with light snow removal, trash management, and light groundskeeping as needed.
Qualifications:

Proven experience as a building superintendent, handyman, or similar role is ideal. Knowledge of building systems (plumbing, electrical, HVAC, etc.).
Ability to perform minor repairs and troubleshoot maintenance issues.
Valid driver’s license and reliable vehicle (travel between buildings required).
Excellent organizational and time-management skills.
Strong interpersonal and communication skills for tenant interactions.
Ability to work independently and handle emergency situations calmly.
Local to Union/Essex Counties, NJ, or willing to commute.
