Job Summary

We are seeking an experienced Commercial Plumbing Estimator to prepare accurate and competitive estimates for commercial plumbing projects. This position will review project plans and specifications, complete detailed material and labor takeoffs, obtain vendor pricing, identify project risks, and develop complete bid proposals.

Key Responsibilities

Review plans, specifications, addenda, and bid requirements.
Perform detailed plumbing takeoffs using digital estimating software.
Estimate labor, materials, equipment, subcontractors, permits, freight, rentals, and project contingencies.
Obtain and evaluate vendor and subcontractor quotes.
Attend pre-bid meetings and jobsite walks.
Identify scope gaps, constructability concerns, and value-engineering opportunities.
Prepare hard-bid, negotiated, design-build, design-assist, and GMP proposals.
Develop bid summaries, clarifications, exclusions, qualifications, and assumptions.
Maintain bid schedules and ensure proposals are submitted on time.
Assist with change-order pricing and project cost analysis.
Conduct project turnover meetings with Project Managers and Foremen after award.
Transfer takeoff files, vendor quotes, labor budgets, and bid documentation to the Operations team.

Qualifications
5+ years of commercial plumbing estimating, project management, field supervision, or related construction experience.
Strong knowledge of commercial plumbing systems and installation methods.
Understanding of Washington State plumbing codes and permitting requirements.
Ability to read architectural, mechanical, civil, and structural drawings.
Experience with estimating software and digital takeoff platforms.
Strong Microsoft Excel, mathematical, and analytical skills.
Organized, detail-oriented, and able to manage multiple bids at once.
Strong communication, negotiation, time-management, and problem-solving skills.
