Concrete & Framing Team Needed for Permitted ADU Conversion

Owner-builder seeking a licensed concrete and framing team for a permitted garage-to-ADU conversion in North Hollywood.

Concrete scope:

Partial slab demo, new continuous wall footings per engineered CF schedule, pad footings, hold-down hardware embedment, and vapor barrier prep where existing slab remains. Special inspection required.

Framing scope:

Garage door opening reframe with new header and posts, addition wall framing, ceiling joists, hip roof rafters tying into existing roof, full structural shear panel sheathing per plywood schedule with special inspection nailing compliance, all Simpson holdowns, straps, post bases, and engineered posts.

Full approved plan set available to serious inquiries. Looking to start demo early November.

Requirements:

Valid CSLB license covering both scopes (C-8, C-5, or B general)
Current general liability and workers comp COI required
Must be comfortable working alongside special inspector and structural engineer observations
