Superintendent, Custom Residential
We are a leading luxury residential builder seeking a Superintendent to lead field operations on high-end custom homes from site work through closeout. As a Superintendent you will be the primary on-site authority for schedule, quality, safety, and subcontractor performance, and work directly with homeowners, architects, and designers.
Responsibilities:
- Direct all day-to-day field operations, including site setup, logistics, utilities, and erosion control at project commencement.
- Build and maintain the project schedule; sequence trades and issue look-ahead schedules to keep work progressing without conflict.
- Coordinate subcontractors, suppliers, and field personnel; hold trades accountable to scope, schedule, and quality standards.
- Enforce quality control at every phase, with particular attention to custom millwork, stone, specialty finishes, and architect-driven details.
- Oversee material procurement and delivery timing, including tracking owner selections so long-lead items arrive ahead of need.
- Read and work from architectural and structural drawings; identify conflicts and resolve them in the field or escalate through RFIs.
- Schedule and manage municipal inspections; ensure compliance with building codes and permit conditions.
- Own jobsite safety and enforce company and OSHA requirements across all trades and vendors.
- Maintain daily logs, progress photos, and project documentation.
- Serve as the day-to-day point of contact for homeowners, architects, and designers in the field.
- Monitor costs in the field, flag potential overruns, and support change order documentation.
- Manage punch list development and completion; deliver a zero-defect finished product at closeout.
- Maintain a clean, organized, and professional jobsite at all times.
Qualifications:
- Minimum 10 years of field experience in custom luxury residential construction, with a record of completed ground-up homes.
- Working command of residential construction means, methods, and sequencing across all trades.
- Proficiency reading complex architectural and structural drawings.
- Demonstrated ability to build and hold a schedule while coordinating multiple trades at a high level.
- Experience managing homeowner selections, custom millwork, and specialty finish installations.
- Strong subcontractor management skills and established relationships with quality trades.
- Working knowledge of building codes, permitting, and inspection processes.
- Proficiency with construction management software (Procore or equivalent) and Microsoft Office.
- Ability to anticipate and resolve issues before they affect schedule or quality.
- Clear, professional communication with clients, design teams, and trades.
- Valid driver's license and reliable transportation.
- Ability to move about active construction sites, including uneven ground and stairs, and lift up to 50 lbs.
- High school diploma or equivalent; degree in construction management a plus.
