Superintendent — Multi-Unit Residential Exterior Construction

We are a San Jose-based construction business specializing in exterior construction and renovation for multi-unit residential communities across the Bay Area. We work with HOAs, property management companies, and community associations on siding, deck and balcony reconstruction, waterproofing, painting, and building envelope repairs. The Role

We're seeking an experienced Construction Superintendent to run field operations on multi-unit residential exterior projects. You'll be the on-site leader responsible for schedule, quality, safety, and crew productivity across one or more active communities. This is a hands-on leadership position for someone who knows exterior/building envelope work and can manage occupied-community jobsites where residents are living on-site throughout construction.

Key Responsibilities

• Manage daily field operations across active exterior construction projects (siding, decks, balconies, stairs, waterproofing, painting, dry rot and structural repairs)
• Schedule and coordinate crews, subcontractors, and material deliveries to keep projects on time and on budget
• Enforce jobsite safety standards and maintain OSHA compliance; conduct toolbox talks and site inspections
• Read and interpret plans, specifications, and scopes of work; identify and resolve field conflicts
• Maintain quality control and ensure work meets code, spec, and company standards
• Serve as primary on-site point of contact for HOA boards, property managers, and residents; manage community relations and minimize disruption to occupants
• Document daily progress, labor, and material usage; support job costing and reporting
• Coordinate inspections with local building departments

Qualifications

• 3-5+ years of construction superintendent or lead field experience, preferably in multi-unit residential, exterior/envelope, or renovation work
• Strong knowledge of exterior systems: siding, waterproofing, decks/balconies, framing/dry rot repair, and painting
• Ability to read construction drawings and specifications
• Proven crew and subcontractor management skills
• Working knowledge of California building codes and OSHA safety requirements
• Excellent communication and organizational skills; comfortable interfacing with clients and residents
• Proficiency with construction management software and mobile devices; willingness to adopt technology-driven workflows
• Valid California driver's license and clean driving record
• Bilingual (English/Spanish) strongly preferred for effective crew communication
