Description

Job Summary

The Construction Technician II supports Fairfields Construction Management and renovation operations by performing skilled interior demolition, installation, finishing, and quality control work to ensure apartment units are completed safely, efficiently, and to company standards. This role plays a critical hands-on part in turning units to Rent Ready condition, coordinating materials, and supporting renovation schedules across one or more properties.

The Construction Technician II works independently on assigned tasks while collaborating closely with the Tech Foreman, Superintendent, subcontractors, and Property Management to maintain quality, safety, and productivity throughout the renovation process.

Key Responsibilities Include

(but are not limited to)

Unit Demolition & Preparation

Performs unit interior demolition which includes but is not limited to removing lights, plumbing, and electrical fixtures, appliances, hardware, etc.
Removes and prepares damaged or outdated materials including drywall, doors, and miscellaneous interior components.
Ensures demolition activities are completed safely and in compliance with Fairfield standards and applicable regulations.
Prepares units for installation activities by maintaining a clean, organized, and safe work environment.

Installation & Renovation Work

Performs unit interior installation which includes but is not limited to lights, plumbing, and electrical fixtures, appliances, hardware, window coverings, etc.
Completes drywall repair, patching, painting, and finish work as required.
Uses power and hand tools effectively and safely to complete assigned renovation tasks.
Ensures installations meet quality expectations and renovation specifications.

Punch, Finish & Quality Control

Performs unit Interior Punch/Finish which includes but is not limited to make the unit Rent Ready for inspection by Superintendent and then by Property Management.
Conducts quality control during renovation to identify and correct deficiencies prior to inspection.
Reviews work against unit turn schedules and renovation requirements to ensure timely completion.
Maintains familiarity with the Unit Status Report and uses it to track progress and readiness.

Materials, Inventory & Unit Control

Control purchased materials for the unit renovation in the unit, stock in the unit prior to installation at the beginning of the day or renovation sequence.
Materials inventory control: Monitor stored materials and control, provide required items for restocking to the Tech Foreman or immediate report.
Maintains accurate organization of materials within the unit to prevent loss, damage, or delays.
Control access to the unit under renovation with unlocking and locking units for Renovation Techs #1 and Subcontractors.

Coordination, Safety & Compliance

Assist with monitoring of subcontractors performing work in the unit.
Unit turn schedule-understand and monitor.
May be required to work on multiple properties.
Participates in company required training by established deadline.
Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.
Any other duties or responsibilities that may be assigned.

Qualifications

Education & Certifications

High School Diploma or equivalent required

Experience

At least 2 years of prior experience with electrical, plumbing, appliance installation, drywall repair and painting.
Knowledge and ability to use power and hand tools.
Experience working in occupied or vacant residential renovation environments preferred.
Experience coordinating with subcontractors and construction teams preferred.
