Description
What You Own
- Production: hold unit-per-week rates through taping, coating, sanding, and texture, and track crew output by unit and by floor rather than by feel.
- Finish quality: deliver the specified finish level consistently — Level 4 and Level 5 where called for, correct texture, clean corner bead, and no telegraphing or fastener pops at paint.
- Conditions: manage temperature, humidity, ventilation, and drying time so coats cure on schedule; call for temporary power, heat, or dehumidification before it costs a week.
- Sequencing: coordinate with hanging so finishing follows without gaps, and with paint so the handoff is clean and the walls are not being reworked twice.
- Punch and repair: run the ding-and-patch cycle after MEP trim, door and trim install, and flooring, and close punch by unit rather than letting it pile up at the end.
- Protection and cleanliness: dust control, floor and finish protection, and daily cleanup. Finishing gets blamed for everyone else damage unless you document.
- Material control: mud, tape, bead, and texture material staged by floor with waste tracked.
- Manpower planning: forecast tapers, finishers, and sanders three weeks out and justify the count against the unit release schedule.
- Safety: stilts and lift discipline, silica and dust exposure control, ventilation, and PPE enforcement.
- Documentation: daily manpower and unit production, lookaheads, delay notices, damage documentation with photos, and T&M tickets.
- You run a schedule, not a to-do list. You know what has to be complete this Friday to protect the following Friday, and you say so out loud before it slips.
- You forecast. You can tell the office three weeks out how many men you need, on what floors, and what will stop you if it does not show up.
- You are organized to the point of being predictable — same reporting, same walk, same numbers, every day, without being asked twice.
- You hold the line on production and quality without running people off. Crews should know exactly what you expect and exactly where they stand.
- You put it in writing. Manpower, production, delays, damage, and directives from others get documented the day they happen.
- Five or more years in commercial or multifamily drywall finishing, including three or more running finishing as a superintendent or general foreman.
- Multiple multifamily projects delivered. Be ready to name the projects and the unit counts.
- Fluent in finish levels and specifications, texture types, and what it takes to get a wall to pass under critical lighting.
- Able to read plans and finish schedules and to produce a manpower forecast and three-week lookahead in writing.
- Comfortable in Procore or a similar platform, Bluebeam, and Excel or Google Sheets.
- OSHA 30 required.
- Bilingual English and Spanish required.
- Able to pass background screening, drug screening, and site badging.

- Punch y reparación: manejar el ciclo de ding-and-patch después del trim de MEP, instalación de puertas y molduras, y pisos, y cerrar el punch por unidad en lugar de dejar que se acumule al final.
- Protección y limpieza: control de polvo, protección de pisos y acabados, y limpieza diaria. Al acabado se le culpa por el daño de todos los demás a menos que usted lo documente.
- Control de material: mud, cinta, bead, y material de textura preparados por piso con el desperdicio rastreado.
- Planificación de mano de obra: proyectar tapers, finishers, y lijadores con tres semanas de anticipación y justificar el conteo contra el cronograma de liberación de unidades.
- Seguridad: disciplina de zancos (stilts) y elevadores, control de exposición a sílice y polvo, ventilación, y cumplimiento de EPP.
