Description
Construction Project Manager – Residential Renovations & Townhouse Gut Renovations
Location: Brooklyn, NY
We are a growing Brooklyn-based general contracting company specializing in high-end interior renovations for condo and co-op apartments, as well as 1–4 family homes and townhouse gut renovations throughout New York City.
Approximately 75% of our projects are located in North Brooklyn (Park Slope, Carroll Gardens, Cobble Hill, Boerum Hill, + surrounding neighborhoods. We also have projects in Astoria, Manhattan, and other areas of NYC.
We are seeking an experienced Construction Project Manager to oversee projects from estimating and pre-construction through completion.
This is a hands-on position for someone who can independently manage subcontractors, coordinate schedules, communicate with clients, solve problems in the field, and keep projects moving efficiently.
Responsibilities
Manage 2-3 residential renovation projects simultaneously
Coordinate subcontractors, vendors, deliveries, inspections, and building requirements
Visit active job sites throughout NYC
Prepare and review estimates, proposals, change orders, and scopes of work
Perform accurate material takeoffs and ordering
Create and maintain project schedules
Track project budgets, labor, and material costs
Communicate directly with clients, architects, engineers, expediters, and building management
Coordinate permits, DOB filings, and project documentation as needed
Resolve field issues and keep projects on schedule
Conduct quality control inspections throughout all phases of construction
Assist with project closeout and punch lists
Quality Control Responsibilities
The successful candidate must have enough construction knowledge to evaluate the quality of work being performed in the field.
Examples include:
Checking framing, drywall, and substrate preparation before finishes are installed (we'll develop checklists to make sure this is done in a systematic and effective way)
Verifying walls are flat, plumb, and square before tile and millwork installation
Identifying imperfections in walls, ceilings, paint, trim, and finish carpentry
Ensuring doors, casing, base molding, and other finish details are installed properly
Reviewing plumbing installations for common issues such as trap configurations, fixture installation, shower trim placement, valve locations, and general workmanship
Reviewing electrical installations for basic code compliance and workmanship
Identifying mistakes early enough that they can be corrected before expensive finishes are installed
Qualifications
Minimum 3 years of construction project management experience
Residential renovation experience required
Strong understanding of construction methods, sequencing, and scheduling
Ability to read architectural, structural, and MEP drawings
Ability to prepare proposals, scopes of work, estimates, and material takeoffs
Experience managing subcontractors and field personnel
Strong organizational and communication skills
Proficiency with Google Sheets, Excel, Google Docs, and basic project tracking tools
Experience estimating and preparing scopes of work strongly preferred
NYC construction experience strongly preferred
Communication Requirements
Strong English communication skills required
Must be easy to understand and comfortable communicating with clients, architects, vendors, and subcontractors
Ability to write professional emails and maintain clear written communication
Spanish language skills are a plus but not required
Transportation Requirements
Valid driver's license required
Must be willing and able to drive a company-provided vehicle when necessary for project-related activities
Personal vehicle is a plus but not required
Ability to travel between project sites throughout Brooklyn, Queens, Manhattan, and surrounding areas
Compensation
Compensation will depend on experience and qualifications.
Typical compensation package:
$75,000-$80,000 base salary
Additional performance-based compensation of approximately $20,000–$50,000 annually paid with each progress payment (typically every 3-5 weeks per project)

We are looking for someone who takes ownership of projects and enjoys solving problems.This is not a large corporate environment. We currently have a team of 5 people, and the plan is to add a project manager, + 2-3 carpentry crew members this summer so that we can run 3-4 jobs simultaneous
