I am looking for an experienced, reliable, hardworking handyman for numerous interior and exterior home improvement projects at my townhouse in Fairfax.

This is a $250-per-day position, not an hourly-rate job. I expect a full 8-hour workday, productive work, attention to detail, and complete cleanup of all work areas at the end of each day.

I have plenty of projects available and would like to find someone dependable who can work with me over multiple days or weeks.

EXTERIOR PROJECTS

● Pressure-wash front sidewalk, steps, and appropriate exterior surfaces.
● Pressure-wash backyard patio.
● Pressure-wash wooden fence, allow proper drying time, and apply exterior stain.
● Repair loose or damaged fence boards and gate hardware.
● Remove weeds and roots between patio stones.
● Lift and relevel uneven or sunken patio stones.
● Replace broken patio stones.
● Repair deteriorated patio grout or joints.
● Apply two coats of compatible exterior stone sealer with a natural, slightly enhanced satin wet-look finish.
● Evaluate complete patio replacement and new concrete base as an alternative project.
● Correct minor grading issues to improve drainage away from the house.
● Repair and reconnect downspout coupling.
● Repair cracked concrete around steps and sidewalks.
● Remove decorative rocks, replace weed barrier, and reinstall rocks.
● Inspect and repair deteriorated exterior caulking and sealant.
● Paint designated exterior brick areas.
● Paint exterior handrail black.
● Remove spiderwebs and exterior buildup.
● Trim encroaching vines where permitted.
● Install oversized modern house numbers.
● Complete exterior paint touch-ups.

INTERIOR PROJECTS

Bathrooms

● Remove existing glass shower doors and tracks without damaging tile or shower pan.
● Remove old silicone, adhesive, and hardware.
● Waterproof and seal old mounting holes.
● Repair grout and recaulk shower.
● Install stainless-steel shower curtain rod, liner, and curtain.
● Replace bathroom exhaust fans where qualified.
● Patch and finish ceilings and walls.

Lighting and Electrical – Qualified Personnel Only

● Replace four ceiling fans.
● Remove hallway chandelier.
● Install four 6-inch recessed LED lights with dimmer.
● Install recessed bathroom lighting.
● Diagnose and repair nonworking electrical outlet.
● Replace worn or damaged outlets.
● Evaluate whole-house surge protection.
● Repair bedroom ceiling light.
● Install kitchen under-cabinet lighting.

Other Interior Work

● Measure and install two white cordless kitchen blinds.
● Remove unused telephone jack and patch drywall.
● Assemble Wayfair makeup vanity.
● Complete miscellaneous painting, drywall, caulking, and home repairs.

Electrical and other licensed trades must be performed by appropriately licensed professionals.

PAY AND WORK EXPECTATIONS

$250 per full 8-hour workday.

● Must arrive on time and work the agreed full day.
● Must work efficiently and demonstrate quality workmanship.
● Must have experience and necessary tools.
● Must clean up all work areas before leaving each day.
● All tools, debris, packaging, and materials must be organized or removed as agreed.
● Must protect floors, walls, furniture, landscaping, and neighboring property.
● No smoking inside the home.
● No additional workers without prior approval.
● Materials and purchases must be approved in advance.
● Must communicate clearly and show up when scheduled.
● Must be willing to complete projects in stages.
● Must have reliable transportation.

The $250 daily rate is for labor. Materials will be discussed and approved separately.

I am looking for someone who takes pride in their work, not someone who rushes through jobs or leaves a mess behind.
