Compensation

About the Role
We are seeking an Experienced Property Management Maintenance Technician to join our team. This role is responsible for maintaining the safety, functionality, and appearance of residential and multifamily properties.
The ideal candidate will have extensive experience in apartment maintenance and be comfortable working independently while maintaining a high standard of workmanship. You'll be responsible for responding to resident work orders, completing preventative maintenance, preparing units for new residents, and helping ensure our properties remain safe, functional, and attractive.
This position utilizes AppFolio Property Manager to manage daily maintenance operations. The successful candidate will be comfortable using property management software to receive and update work orders, communicate with residents and the management team, document completed work, and track maintenance activities. Experience with AppFolio or comparable property management platforms is highly desirable.
Key Responsibilities
Perform routine, preventative, and emergency maintenance on residential and multifamily properties.
Diagnose and repair plumbing, electrical, HVAC, appliance, drywall, carpentry, flooring, and general building maintenance issues.
Respond promptly and professionally to resident maintenance requests.
Complete apartment turnovers, including repairs, painting, appliance installation, punch lists, and unit preparation.
Perform preventative maintenance inspections on building systems and equipment.
Inspect properties regularly to identify maintenance needs and safety concerns.
Maintain common areas, amenities, grounds, and building exteriors to company standards.
Utilize AppFolio Property Manager to receive, prioritize, update, and close maintenance work orders.
Document completed work, labor, materials used, and maintenance notes within the property management software.
Communicate effectively with the office team through AppFolio regarding work order status, follow-up items, and resident updates.
Maintain accurate maintenance records, inventory, and preventative maintenance schedules.
Coordinate with outside vendors and contractors for specialized repairs when required.
Participate in an on-call rotation and respond to after-hours maintenance emergencies.
Promote a positive resident experience through excellent communication and customer service.
Qualifications
Required
Minimum 3–5 years of property management maintenance experience, preferably in multifamily housing.
Strong working knowledge of:
Plumbing
Electrical
HVAC
Appliance repair
Drywall
Painting
Carpentry
Flooring
General building maintenance
Ability to diagnose and troubleshoot maintenance issues independently.
Experience using property management software to manage maintenance work orders, resident requests, and maintenance documentation.
Excellent customer service and communication skills.
Strong organizational and time management skills.
Ability to prioritize multiple work orders while maintaining quality and responsiveness.
Valid driver's license with reliable transportation.
Preferred
Experience with AppFolio Property Manager is strongly preferred. Experience with Yardi, Buildium, RealPage, Entrata, or similar property management software is highly desirable.

Trade licenses or certifications are a plus.
Physical Requirements
Ability to lift and carry up to 50 pounds.
Ability to climb ladders and stairs safely.
Ability to stand, kneel, bend, crouch, and work overhead for extended periods.
Ability to work indoors and outdoors in varying weather conditions.
Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
