Experienced On-Site Property Management Team / Couple

88-Unit Apartment Community – Jacksonville, Florida

We are seeking an experienced, hands-on on-site management team or couple to take responsibility for the day-to-day operation and improvement of an 88-unit apartment community in Jacksonville, Florida.

This is an excellent opportunity for a motivated team that enjoys being directly involved in the operation of a property and takes pride in improving both the community and the resident experience. We are looking for individuals who are proactive, dependable, resourceful, and willing to roll up their sleeves to get things done.

Ideally, one individual will focus primarily on property management and leasing operations, while the other will focus on maintenance, make-readies, and property repairs.

Property Management Responsibilities

Responsibilities will include:

Managing the day-to-day operations of the community

Leasing apartments and following up with prospective residents
Collecting rents and addressing delinquent accounts
Handling resident communication and concerns
Coordinating move-ins and move-outs
Conducting property and unit inspections
Managing vendors and scheduling necessary services
Maintaining accurate property records and reporting
Monitoring property appearance and identifying issues before they become larger problems
Helping create a safe, clean, well-maintained community
Maintenance / Make-Ready Responsibilities

Responsibilities will include:

Completing apartment make-readies and preparing vacant units for leasing
Performing general maintenance and repairs
Troubleshooting plumbing, electrical, appliance, HVAC, and other maintenance issues within experience level
Completing preventative maintenance
Responding to resident maintenance requests
Inspecting vacant units and identifying needed repairs
Maintaining the grounds, common areas, and overall appearance of the property
Coordinating with outside contractors when specialized work is required
Helping reduce vacancy by turning units quickly and efficiently
Who We Are Looking For

The ideal team will have prior experience managing and maintaining multifamily properties and will be comfortable working independently.

We are specifically looking for people who:

Have prior apartment management and/or multifamily maintenance experience
Are extremely hands-on and proactive
Take ownership of the property rather than waiting to be told what needs to be done
Are organized, dependable, and responsive
Understand the importance of occupancy, collections, resident retention, and controlling expenses
Can identify problems and develop practical solutions
Are comfortable working in a smaller property environment where everyone helps where needed
Take pride in improving the physical condition and overall performance of a community

This is not a position for someone looking to simply sit in an office and process paperwork. We are looking for a working management team that will be actively involved in the property every day.

On-site housing is available as part of the compensation package. Compensation will be based on experience and qualifications.
