EXPERIENCED RESIDENT HANDYPERSON / BUILDING CARETAKER • REDUCED-RENT HARLEM APARTMENT
A low-income HDFC housing cooperative in Harlem is seeking a skilled, dependable tradesperson for a part-time resident handyperson and building caretaker position. Qualified applicants of all genders are welcome.
The apartment and position are offered together. This is not a standalone apartment rental. Applicants must have the skills and availability to contribute to the building’s ongoing care.
THE APARTMENT AND OFFER
Monthly rent is $1,900 for an apartment otherwise valued at approximately $2,500 per month. The $600 monthly rent reduction is the proposed compensation for approximately 10 to 15 hours of building services per week, with defined on-call availability. There is no additional cash pay.

The apartment is in a quiet residential building in a thriving area of Harlem, near a state park, neighborhood eateries, and outdoor spaces. Enjoy an active neighborhood with a peaceful place to come home.
INITIAL APARTMENT PREPARATION ALLOWANCE
An additional rent reduction or rent-free preparation period may be available for agreed-upon apartment repairs or cleanout. This could cover 30 to 60 days or be applied as a credit over the first two or three months. Work, materials, disposal costs, credit, and deadlines would be agreed upon in writing. After the introductory allowance ends, monthly rent is $1,900.
PLUMBING AND ELECTRICAL MAINTENANCE
Experience assessing plumbing and electrical issues and performing permitted maintenance within your qualifications. Applicants must recognize when work requires a licensed plumber or electrician.
SHEETROCK, PLASTER, WALLS, AND CEILINGS
Experience installing and repairing sheetrock, patching plaster, repairing ceiling sections, taping, sanding, and preparing surfaces for finishing.
PAINTING, CARPENTRY, DOORS, AND HARDWARE
Skills in painting, caulking, trim work, minor carpentry, and repairing or installing doors, hinges, handles, shelving, and cabinets.
FLOORING AND TILE
Flooring installation and repair experience is desirable, including vinyl plank, laminate, transitions, and damaged flooring sections. Tile work, grouting, and caulking are valuable additional skills.
APARTMENT PREPARATION AND RENOVATIONS
Ability to assist with apartment cleanouts, agreed-upon improvements, material planning, and orderly project cleanup. Initial preparation of the offered apartment would have its own scope and allowance.
PORTER, SANITATION, AND BUILDING SUPPORT
Follow the building’s trash and recycling schedule, maintain entrances and common areas, assist with storefront maintenance, and respond to issues during agreed-upon on-call periods. Routine responsibilities share the approximately 10 to 15 weekly hours and are prioritized with management.
