Classification: Independent Contractor (1099) | Location: Rhode Island | Schedule: Flexible / Project-Based | Starting at $38/hr
ROLE SUMMARY:
We're looking for a skilled, reliable, and self-directed field opeations technician to join our property services team. This is a hands-on carpentry and general maintenance role with consistent work, flexible scheduling, and strong earning potential for the right person. You'll work independently and with a small team across residential and light commercial properties — handling a wide range of repair, maintenance, cleaning and site prep, and improvement tasks.
COMPANY
TLC & Sons, LLC operates in RI and MA, mostly in the East Bay and Providence, and the surrounding area. We are professional real estate investors with multiple portfolio proprties, general contractors, and property and facilities managers.
FLEXIBILITY
This role is built for someone who values autonomy, flexibilty and accountability. You can set your own hours within agreed windows, take on the jobs that fit your skills, and manage your own schedule. We don't micromanage — but we do expect professionalism, good communication, technology savvy and reliability - most importantly, great outcome and happy clients.
DAILY CHECK-IN
A quick morning check-in with the entire team (using Google Meet) is expected each workday to confirm your schedule and flag any issues. This keeps communication clean and ensures jobs move forward without surprises.
MILEAGE
Mileage is reimbursed at the current IRS standard rate for all job-related travel in between the sites. You will not be reimbursed for commuting miles from home to the first job site. Track and submit mileage weekly with your invoice.
DAILY RHYTHM
● Jobs are assigned via our work order system (Kanban board)
● You'll receive job details, property access info, and any relevant notes in advance (usually 2 weeks but typically one week minimum)
● You're expected to arrive on time, complete work to standard, and submit job notes/photos upon completion using our standard tools, like Slack and Google Workplace tools.
● Multi-day jobs will have milestones and check-ins built in
SLACK(Communications App) REQUIREMENTS
We use Slack as our primary communication tool. You'll be expected to:
● Respond to messages within a reasonable window during working hours
● Use designated channels for job updates, issues, and scheduling
● Keep communication professional and timely
● Monitored by management and operations support for responding to issues and job progress
CORE RESPONSIBILITIES
● Light carpentry, repairs and installations (doors, trim, framing, decking, siding, fencing, cabinetry, etc.)
● General handyman and maintenance tasks across residential and commerial properties
● Minor plumbing, drywall, painting, and flooring work as needed
● Pre-turn and make-ready work for rental property turnovers
● Seasonal maintenance tasks (weatherproofing, gutter clearing, exterior repairs, power washing, land scaping, etc.)
● Documenting completed work with photos and job notes via Slack
● Communicating proactively about scope changes, material needs, or delays
TRANSPORTATION & TOOLS
● Must have reliable transportation that is properly insured, registered and maintained (truck or van strongly preferred)
● Must own and maintain a complete set of professional-grade hand and small power tools
● Specialty tools or equipment may be provided by company for specific jobs
● Vehicle and tools are your responsibility to be insured, registered, and maintained
LICENSING & INSURANCE
● General liability insurance is required (we can discuss minimum coverage requirements)
● Relevant trade licenses or certifications are a plus but not always required depending on scope
● You are responsible for operating within the legal requirements of your trade in Rhode Island
HELPERS POLICY

● Any helper must be disclosed in advance and is your responsibility (payment, conduct, insurance)
● Do not bring helpers to properties without company prior approval
TOOLS & SYSTEMS
We use a combination of tools to manage work orders, communication, and invoicing:
● Slack — communication
● Work order / job management platform — details provided at onboarding
● Google Workspace — docs, drive, calendar
Must be comfortable with basic technology and smartphones is expected. No hand written documentation and invoices.
WEEKLY INVOICING REQUIREMENTS
Invoices are submitted weekly and must include:
● Your name and contact info
● Invoice date and period covered
● Itemized list of jobs completed (address, date, description of work, hours)
● Mileage log (if applicable)
● Total amount due
