== Details ==
I own 4 rentals in downtown Baltimore. I used to buy and renovate homes in the 1998 to 2012 time frame. My style was industrial lofts. I rehabbed over 20 properties/units but got caught in the 2007/2008 banking situation and stuck with homes. I still have four as rentals.
-- One home Washington Village / Pigtown (1200sf).
-- One home in Ridgely's Delight (2200sf).
-- One home in Station North that is a duplex (4000sf, broken into 2 units).

I was/am a Licensed Real Estate Agent and Licensed Contractor in Maryland but I moved out of state in 2012 with health issues. I have been managing properties remotely with the support of someone who used to work for/with me for 2 decades doing maintenance and turnovers. He was a contractor and jack-of-all-trades and able to do maintenance and cleaning too. He is getting out of the support services business and I’m looking for a replacement or several contacts. I am looking for responsible people with painting and basic trade skills, tools, and varying levels of vehicles who are interested in working efficiently when needed and learning from someone who has a lot of background maintaining homes.

== Pay & Logistics ==
Rate: Hourly rate expected to vary between $30 and $60 per hour depending on job and duration. Most/all work will be paid by the hour. It’s rare that I would ask for job quotes.

Travel time: In general, I’m expecting to pay for travel time, but consciously trying to minimize that is important to me, and needs to be to you as well.

Minimum job amount: Typically around $60, but may be less if it’s just for a very quick check-in to confirm something or do 15 min of work.

Payment methods: Payments are made to you via checks and/or bank transfer via Zelle and typically within 3 days of bill if not faster. No other cash apps used.

Billing: You can bill via email. No formal letterhead required.

Cash / Credit Card: You have and use credit card(s) for materials and can put things on your card to fund jobs and then charge for those after the fact (or you deal in cash and can fund basic materials to get the job done and then charge for those).

== Trade Skills in Relevant Order ==
Painting: Good interior and exterior painting skills and ability to work from a ladder if needed. No major fear of heights.

Cleaning: The ability to do general or detailed home cleaning with duster from top down, proper brooms and dustpans, some type of vacuum, Windex, etc.

Basic maintenance & Carpentry: A bucket of hand tools, cordless drills, and the ability to do basic maintenance with my remote support and YouTube. Basic carpentry skills (cordless circular saw, oscillating tool, grinder, speed square) and ability to cut and screw in 2x4s and sheet goods.

Basic Electrical and Plumbing knowledge: Basic knowledge or aptitude to learn and follow directions if provided. I'm very knowledgeable, so often just need hands there to do the work.

Bonus Skills: Metal cutting (cordless grinder with thin cut wheel), Spray Foam (understanding how to use and maintain a spray foam gun), Floor care (refinishing wood floors), Roofing (flat roof experience).

== Other Factors ==
Vehicle: Lockable van with ladder rack ideal as first vehicle. Pickup truck or box truck second. Not a deal breaker if you have neither, but need to specify maximum length and size of material you can carry easily.

Location: Lives within 15 minutes of Camden Yards / Baltimore Train station / or is in that area multiple times a week.

Coachable and Honest: You are okay with getting and taking advice, making mistakes, and being honest if you mess something up.

Communication: Respects timely written communication. Uses email as primary tool or can use it if prompted via text. Simply texting photos is not enough as it's harder for me to create records.

Computer / Printer: You have a computer and/or you have the ability to print documents easily if/when needed.

Amazon Delivery: You have a place that can receive deliveries from Amazon with a low chance of porch pirates, and are familiar with returning items to UPS if needed.

Good Credit: Have a personal credit score of 700 or above. As a property owner and small business person, I value the credit score of others highly, and it correlates well with my better relationships. If yours is close but not quite and/or there are explanations for issues, I’m open to review.
