Job Summary

The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager at communities throughout the Atlanta, GA region. Travel throughout the region is supported by a monthly auto allowance. This role is responsible for diagnosing, troubleshooting, and repairing issues related to HVAC, electrical, plumbing, pool systems, carpentry, drywall, exterior building components, and household appliances. The position plays a critical role in maintaining a safe, clean, well-maintained community while delivering exceptional resident service.

The Senior Maintenance Technician supports property operations through preventative maintenance, apartment turns, vendor coordination, inventory management, safety compliance, and resident engagement. This position may supervise maintenance activities and outside contractors in the absence of the Maintenance Supervisor and is expected to respond to after-hours emergencies as required.

Maintenance and Repairs

Perform daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager.
Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, appliance, and other maintenance-related issues.
Respond to maintenance requests promptly and professionally.
Troubleshoot equipment malfunctions and determine appropriate corrective actions.
Complete repairs in occupied and vacant apartment homes while maintaining quality workmanship.
Maintain accurate records of completed work orders and repairs.

Property and Amenity Maintenance

Maintain pool, hot tub, and other community amenities.
Ensure safety and cleanliness of buildings and grounds.
Maintain exterior property for curb appeal.
Conduct routine maintenance of common areas, walkways, lighting, signage, and landscape-related features.
Identify and address property conditions that could affect resident satisfaction or safety.
Support the overall appearance and functionality of the community.

Preventative Maintenance and Inspections

Schedule and document preventative maintenance and apartment turns.
Conduct regular inspections of common areas and equipment.
Monitor building systems and equipment to identify maintenance needs before failures occur.
Perform apartment inspections prior to move-in and after move-out.
Maintain preventative maintenance records and documentation.
Ensure maintenance schedules are completed within established timelines.

Supervision and Coordination

Supervise duties and outside contractors in the absence of the Maintenance Supervisor.
Coordinate move-ins and move-outs.
Monitor contractor work for quality, safety, and compliance with property standards.
Communicate project updates and maintenance needs to management.
Assist in prioritizing maintenance activities based on operational needs.
Support team collaboration to ensure efficient completion of work.

Safety and Compliance

Assist with safety meetings and compliance with policies and regulations.
Report potential liabilities and ensure property compliance.
Follow all company, local, state, and federal safety requirements.
Maintain awareness of OSHA guidelines and safe work practices.
Respond appropriately to emergency situations and property incidents.
Promote a culture of safety throughout the community.

Inventory, Supplies, and Resident Engagement

Maintain inventory and assist in purchasing materials and supplies.
Track inventory levels of tools, parts, and maintenance supplies.
Ensure proper storage and organization of maintenance equipment.
Participate in resident functions and assist with posting notices.
Provide superior customer service and professional communication with residents.
Support positive resident experiences through timely and courteous service.

Qualifications

Education & Certifications

High school diploma or equivalent required
HVAC-EPA (Type II) or EPA Universal license is required.
Certified Pool Operator (CPO) license is required.
Valid drivers license is required.

Experience

Minimum of 2 years of experience in property maintenance or a related field.
Experience in supervising maintenance staff and contractors preferred.
Experience performing preventative maintenance, troubleshooting building systems, and completing apartment turns.
Experience interacting directly with residents, vendors, and service providers in a customer-focused environment.
