FOUNDATION CONTRACTOR AND FRAMER NEEDED – FOUR-STUDIO EXPANSION

First Place Homes LLC is seeking experienced contractors for a four-studio residential expansion at an existing property near Old Warwick Road in South Richmond.

Deck demolition is being handled separately. The work area will be cleared and ready for foundation construction.

SCOPE 1 — FOUNDATION CONTRACTOR

Work may include:

Lay out building footprint according to drawings

Excavate and construct required footings/piers
Install concrete, anchors, brackets, beams, and supports
Establish correct finished-floor height
Coordinate plumbing and utility penetrations
Deliver a level foundation ready for framing
Clean the work area after completion

SCOPE 2 — FRAMING CONTRACTOR

Work may include:

Frame floor system

Frame exterior walls and studio partition walls
Frame bathroom and kitchenette walls
Frame all window and door openings
Frame roof system
Install wall and roof sheathing
Complete required connections to the existing structure
Leave framing ready for roofing and rough mechanical trades

Contractors may bid on foundation only, framing only, or both scopes. If bidding both, provide separate prices for each phase.

PROJECT TERMS

Property owner will supply agreed-upon materials

Contractors are bidding primarily for labor
Written scope and price required
Payments will be made by completed construction stages
No large payment in advance
Change orders require written approval before additional work begins
Work must be completed professionally and on schedule
Contractor must provide references or photographs of similar completed work
Contractor must have reliable transportation and necessary tools
Site must remain clean and safe
