Description
What You Own
- Production: set and hold unit-per-week and floor-per-week rates, track board hung and linear feet framed against man-days, and adjust manpower before the number slips rather than after.
- Manpower planning: build the loading curve, tell the office what you need three weeks out, and justify every man on the floor.
- Sequencing: run the building floor by floor and stack by stack — layout, framing, MEP rough-in windows, insulation, one-side rock, and close-in — so no trade is waiting on you.
- Plan and specification compliance: wall type legend, UL and rated assembly requirements, STC assemblies, shaft walls, top-of-wall deflection details, blocking and backing, and head-of-wall firestopping.
- Inspections: pass framing, in-wall, insulation, and rated assembly inspections with the AHJ and the GC the first time.
- Material control: stocking by floor and unit, deliveries timed to the sequence, waste tracked, stocked material protected.
- Quality: plumb, straight, on layout; correct fastener type and spacing; rated assemblies built as detailed and photo-documented before close-in.
- Coordination: daily with the GC superintendent and with plumbing, electrical, low voltage, HVAC, and fire sprinkler on rough-in readiness and close-in dates.
- Safety: pre-task planning, toolbox talks, housekeeping, PPE and fall protection. A dirty floor is a production problem before it is a safety problem.
- Documentation: daily reports with manpower and production, three-week lookaheads, delay notices, T&M tickets, and RFIs.
- You run a schedule, not a to-do list. You know what has to be complete this Friday to protect the following Friday, and you say so out loud before it slips.
- You forecast. You can tell the office three weeks out how many men you need, on what floors, and what will stop you if it does not show up.
- You are organized to the point of being predictable — same reporting, same walk, same numbers, every day, without being asked twice.
- You hold the line on production and quality without running people off. Crews should know exactly what you expect and exactly where they stand.
- You put it in writing. Manpower, production, delays, damage, and directives from others get documented the day they happen.
- Five or more years in commercial or multifamily drywall, including three or more running framing and hanging as a superintendent or general foreman.
- Multiple multifamily projects delivered — podium, garden style, or mid-rise. Be ready to name them and the unit counts.
- Able to read and build from plans, wall type legends, RCPs, and UL assembly listings without being walked through them.
- Able to produce a manpower forecast and a three-week lookahead in writing.
- Comfortable in Procore or a similar platform, Bluebeam, and Excel or Google Sheets.
- OSHA 30 required.
- Bilingual English and Spanish required.
- Able to pass background screening, drug screening, and site badging.

- Producción: establecer y sostener los ritmos de unidades-por-semana y pisos-por-semana, rastrear tabla colgada y pies lineales enmarcados contra jornales, y ajustar la mano de obra antes de que el número baje en lugar de después.
- Planificación de mano de obra: construir la curva de carga, decirle a la oficina lo que necesita con tres semanas de anticipación, y justificar cada hombre en el piso.
- Secuenciación: manejar el edificio piso por piso y stack por stack — trazado, enmarcado, ventanas de rough-in de MEP, aislamiento, rock de un solo lado, y cierre — para que ningún oficio quede esperando por usted.
- Cumplimiento de planos y especificaciones: leyenda de tipos de pared, requisitos de ensambles UL y clasificados, ensambles STC, muros de ducto (shaft walls), detalles de deflexión en la parte superior de la pared, bloqueo y respaldo, y firestopping en la cabeza del muro.
- Inspecciones: pasar inspecciones de enmarcado, en-pared, aislamiento, y ensambles clasificados con el AHJ y el GC a la primera.
- Control de material: abastecimiento por piso y por unidad, entregas cronometradas con la secuencia, desperdicio rastreado, material abastecido protegido.
- Calidad: a plomo, recto, en trazado; tipo y espaciamiento de sujetador correcto; ensambles clasificados construidos según el detalle y foto-documentados antes del cierre.
- Coordinación: diaria con el superintendente del GC y con plomería, electricidad, bajo voltaje, HVAC, y rociadores contra incendios sobre la disponibilidad de rough-in y las fechas de cierre.
