GROUNDSKEEPER / RURAL PROPERTY MAINTENANCE

Private 40-acre property in Morrison seeking a reliable, independent groundskeeper for year-round maintenance. This is an ongoing retainer role, not a one-off job.

SCOPE:

• Weekly: mow approx. 1/4 acre of lawn around the residence, edge and blow clean, trim shrubs and overhanging branches
• Weekly: keep both sides of an unsurfaced driveway corridor neat and clear
• Monthly: weed-whack fence lines around several sub-acre field enclosures
• Year-round rolling: maintain approx. 800 yards of creek corridor — weed-whack banks, trim overhanging vegetation, manage debris
• Routine tree work: pruning, deadwooding, and general canopy management across the property on a scheduled basis
• Post-storm tree work: clearance of fallen or damaged trees, limb removal, and making safe after weather events
• Ad hoc reactive work: other weather or incident-driven tasks as they arise

NOT required: ornamental beds and planting (handled separately).

WHAT WE'RE LOOKING FOR:

• Experience with rural acreage at elevation in the Colorado foothills
• Proper equipment: ride-on mower, commercial weed-whacker, chainsaw, and capability for substantive tree work
• Comfortable working independently — owners travel frequently and are often off-site
• Consistent, reliable scheduling — not a platform or crew-rotation service
• Strong communicator who follows instruction and flags issues proactively
• Fully insured, including for tree work

This is a well-paying anchor account for the right person or small operation. References from comparable rural properties required.
