HANDS-ON MAINTENANCE SUPERVISOR / LEAD TECH – 60 UNITS

Houston property owner is hiring an experienced hands-on Apartment Maintenance Supervisor / Lead Maintenance Technician to help maintain approximately 60 multifamily rental units.

This is not an office-only supervisor position. We are looking for someone who can both perform maintenance and make-ready work personally while also helping coordinate and oversee other maintenance workers when needed.
Our properties include older multifamily housing with both Section 8 and direct-pay tenants.

Main responsibilities include:

• Perform general maintenance repairs
• Complete apartment make-readies and turnovers
• Plumbing repairs
• Basic electrical repairs
• HVAC troubleshooting and minor repairs
• Sheetrock repair and patching
• Doors, locks and hardware
• Appliance troubleshooting and replacement
• Painting and touch-up work
• Inspect vacant units and create make-ready lists
• Prepare units for Section 8 inspections and correct deficiencies
• Respond to tenant maintenance requests
• Inspect completed work
• Help direct and coordinate other maintenance workers
• Coordinate outside vendors when specialized work is required
• Purchase and manage maintenance materials
• Communicate directly with ownership about repairs and property needs

We are looking for someone who:

• Has apartment or multifamily maintenance experience
• Is comfortable doing hands-on work every day
• Has strong plumbing and general repair skills
• Has basic electrical knowledge
• Has HVAC knowledge
• Has experience completing apartment make-readies
• Can diagnose problems and determine the best repair
• Can work independently
• Can help supervise and direct other maintenance workers
• Has reliable transportation and a valid driver's license

Experience with older Class C/D properties, affordable housing or Section 8 is preferred.
Our portfolio does not have unusually high maintenance volume. The position is a combination of normal property maintenance, unit turns/make-readies, inspections and overseeing work when necessary.
We are especially interested in experienced Lead Maintenance Technicians, Maintenance Supervisors or Assistant Maintenance Supervisors who are still comfortable working with their hands.
