Job Title: Handyman / Manager

We are looking for someone to help with maintenance, repair and management of a small (108 unit) community in West Palm Beach (Congress & PB Lakes).
To be considered for this position, you MUST have extensive experience with remodeling, carpentry, plumbing, painting, drywall, HVAC maintenance, basic electrical and the sort of all-around maintenance and repair you see in apartment complexes. Additionally, it would be helpful if you also have experience with both community (Association) and rental management - though the emphasis of this position will be in repairs and maintenance.

The ideal candidate (or couple) is / has:

A real estate license
Experience in general construction / plumbing / repair.
Has property management experience (leasing, rent collections, rental agreements)
Familiar with Homeowners associations.
Able to live on-site.
A self-starter, detail-oriented, highly organized, motivated, disciplined and doesn‘t want (or need) constant supervision.
Proven experience in property management.
Proven ability to diagnose and make minor maintenance repairs.
Ability to schedule, oversee and manage vendors/contractors effectively.
Strong negotiation and communication skills.
Able to use property management software and handle multiple properties.
Experience in marketing and tenant acquisition.
Able to work weekends and evenings if required.
A valid driver's license (required)

Compensation will include:

A base $ 5,000 monthly salary
Bonus based on unit performance (occupancy, operational cost, net income
An opportunity to live on site in a 3 bed, 2.5 bath townhome.

More about us and the community:

The “Woodstock” community (1899 N. Congress) is a 108 unit complex located near Palm Beach Lakes. We have managed / controlled the community and our 28 rental properties for nearly 10 years. During that time, we have replaced all the roofs, rebuilt the parking lot, updated plumbing & electrical and renovated several of the rental units. It is, however, very difficult for us to do this from thousands of miles away and we are constantly struggling with finding (keeping) reliable, competent help. A typical day would include walking the grounds, taking notes, posting notices, collecting rents, taking calls, marketing (publishing vacant units on-line), showing and filling vacancies, handy work, (faucets, toilets, light bulbs, HVAC filters, etc.) as well as oversight of larger repair items (fences and, more recently, the whole parking lot). In the future we plan to revitalize the basketball court areas, pool area and possibly add some self-storage garage on site. Your duties may also include (or expand further into) Association work, offering potential advancement in both responsibilities and pay.

This job could potentially be for a couple / family with duties being divided between spouses (partners). We have an on-site office as well as a maintenance / tool shed.
