Position: Hardwood Floor Installer / Sanding & Finishing Specialist
Employment Type: Independent Subcontractor (1099)
Compensation: Paid by the job
Position Overview
Midwest Home Design LLC is seeking an experienced Hardwood Floor Installer and Finishing Specialist
to perform hardwood flooring installation, sanding, staining, and finishing work on residential remodeling
projects.
This is an independent subcontractor position paid on a per-job basis, not an hourly position.
Required Skills & Responsibilities
The subcontractor will be responsible for:
Installing hardwood flooring professionally and according to project specifications.
Sanding existing and newly installed hardwood floors.
Preparing floors for stain and/or finish.
Applying stain when specified.
Applying polyurethane or other specified flooring finishes.
Performing edging, detail sanding, and final preparation.
Repairing minor imperfections in hardwood flooring when required.
Protecting surrounding walls, cabinets, furniture, and finished surfaces.
Maintaining a clean and safe work area.
Completing all work in a professional and workmanlike manner.
Correcting workmanship issues related to the subcontractor's work at no additional labor charge.
Completing projects according to the agreed-upon schedule.
Tools & Equipment
The subcontractor must provide and maintain the necessary professional tools and equipment required
to complete hardwood flooring work, including:
Professional hardwood floor sanding equipment
Edgers
Sanders
Buffers
Floor preparation tools
Installation tools
Hand tools
Dust-control equipment as appropriate
Other equipment reasonably necessary to complete the assigned work
Compensation
The subcontractor will be paid by the job, based upon the agreed scope of work, square footage,
complexity, and finishing requirements.
The total price for each project will be agreed upon before work begins.
No hourly rate is guaranteed, and payment will be based on completion of the agreed scope of work.
Independent Contractor Status
The Hardwood Floor Installer acknowledges that they are an independent subcontractor and not an
employee of Midwest Home Design LLC.
The subcontractor is responsible for:
Their own tools and equipment.
Their own transportation.
Their own taxes and tax reporting.
Their own business expenses.
Maintaining any licenses, permits, or insurance required by applicable law.
Their own employees or helpers, if any.
The subcontractor does not have authority to represent or legally bind Midwest Home Design LLC unless
specifically authorized in writing.
Quality of Work
All hardwood flooring work must meet reasonable professional industry standards and the specifications
agreed upon for the project.
