Pay: $30.00–$36.00 per hour, plus bonuses, depending on experience

Fat Property is a rapidly growing real estate company headquartered in Houston’s Montrose area. We own and manage approximately 2,000 residential units, primarily within the 610 Loop.
Our portfolio consists mostly of older, Class C garden-style apartment communities, ranging from small properties to complexes with more than 100 units. We are actively upgrading many properties from chillers, window units, and older HVAC equipment to modern ductless mini-split systems.
JOB OVERVIEW
We are seeking an experienced, motivated HVAC technician who specializes in ductless mini-split systems.
This is a hands-on position involving the installation, maintenance, troubleshooting, and repair of mini-split systems throughout our apartment portfolio. The technician will also help plan retrofit installations, including equipment placement, line-set routing, condensate drainage, electrical requirements, and overall system layout.
The ideal candidate can evaluate an existing building, develop a practical installation plan, and complete the work safely and professionally with minimal disruption to residents.
PRIMARY RESPONSIBILITIES
- Install, troubleshoot, maintain, and repair ductless mini-split HVAC systems.
- Plan retrofit installations in buildings currently using chillers, window units, or outdated HVAC equipment.
- Determine appropriate equipment locations, system sizing, line-set routes, condensate drainage, and electrical requirements.
- Install indoor air handlers, outdoor condensers, refrigerant lines, drains, control wiring, and related components.
- Perform pressure testing, evacuation, charging, startup, and commissioning according to manufacturer specifications.
- Diagnose refrigeration, electrical, mechanical, airflow, and condensate problems using appropriate testing equipment.
- Read and interpret schematics, technical manuals, equipment specifications, and property layouts.
- Perform routine maintenance, including system cleaning, filter replacement, refrigerant checks, and operational testing.
- Coordinate installation and repair schedules with property managers and maintenance personnel.
- Maintain accurate service records, work orders, equipment information, and inspection reports.
- Perform related plumbing and electrical work when qualified and within the authorized scope of the position.
- Keep work areas clean, organized, and safe while working in occupied apartment communities.
REQUIREMENTS
- Previous professional HVAC installation and service experience.
- Strong experience with ductless mini-split systems.
- Knowledge of refrigeration principles, electrical troubleshooting, airflow, condensate drainage, and HVAC system design.
- Ability to independently diagnose problems and complete installations and repairs correctly.
- Experience using refrigeration gauges, vacuum pumps, recovery equipment, multimeters, micron gauges, and other HVAC tools.
- Ability to read schematics, technical diagrams, manufacturer instructions, and building layouts.
- Current Texas ACR technician registration or certification is a plus.
- Valid driver’s license and a clean driving record.
- Ability to work safely on ladders, carry HVAC equipment, and perform the physical duties associated with installations and repairs.
- Reliable, organized, self-motivated, and comfortable working in occupied apartment communities.
PREFERRED EXPERIENCE
- Apartment or multifamily property maintenance.
- Large-scale HVAC retrofit projects.
- Brazing, line-set installation, condensate plumbing, and electrical troubleshooting.
- Designing practical mini-split layouts for older buildings.
- Coordinating work with property managers, maintenance teams, vendors, and residents.
