This is a **hands-on construction, repair, maintenance, and property renovation position** working on rental homes and other types of investment properties.
The work includes **make-readies, repairs, renovations, maintenance, and property improvements**—taking properties that need work and getting them back into great condition.
Projects can include **demolition, drywall, painting, flooring, trim, doors, basic carpentry, fixture installation, punch-list work, cleanup, landscaping, and general repairs.**
This is a **fast-moving, physical job with a lot of variety.** It is a good fit for someone who enjoys construction, likes seeing tangible progress at the end of the day, and wants to keep learning and improving.
The ideal candidate does **not** need to be a master tradesperson. What matters more is real construction experience, basic tools, reliability, a strong work ethic, and the ability and desire to learn quickly.
## What This Job Is Not
This is **not a job for someone looking to coast, kill time, or collect a paycheck for showing up.**
This is **not a large construction crew.** Most job sites have **one person or just a few people working together.** There isn't a big team around to pick up the slack—**we are the team.** Everyone needs to contribute, stay productive, and be capable of working independently when necessary.
This is **not a single-trade position** where someone only paints, hangs drywall, installs flooring, or does carpentry. The work changes based on what each property needs.
This is **not a job where someone waits around to be told what to do next.** The right person notices what needs to be done, asks questions when necessary, and takes initiative.
This is **not an office job or a clean job.** There will be demolition, dust, dirt, lifting, cleanup, hot days, cold days, and plenty of physical work.
And this is **not a place where years of experience excuse slow work, a poor attitude, unreliability, or resistance to learning. Performance matters more than seniority.**
## Basic Requirements
- Reliable vehicle
- Own hand and power tools
- Smartphone
- Able to pass a drug test, including **THC/marijuana**
- **2+ years of varied general construction experience**
- At least **6 months working consistently in construction for someone else**
- At least **one positive construction-related reference**
