Independent Maintenance Contractor Needed in Tampa Bay

Well-established private property-management company with more than 40 years in business is seeking an experienced, dependable independent maintenance contractor to provide property maintenance and repair services for residential communities, commercial properties, and an entertainment venue throughout the Tampa Bay Area, with most locations in Pinellas County.
We are looking for an experienced individual or established maintenance business with 15+ years of verifiable experience in general property maintenance and repair.

Services may include:

• General property and building maintenance
• Carpentry and drywall repairs
• Painting and touch-up work
• Door, lock and hardware repairs
• Minor plumbing and electrical repairs within the contractor's legal scope
• Fence and gate repairs
• Pressure washing and exterior maintenance
• Preventive maintenance and property inspections
• Apartment turnover and make-ready work
• Appliance and fixture repairs
• Other general maintenance services as mutually agreed upon

COMPENSATION: $30+ PER HOUR, depending on experience, qualifications, licensing and type of work.
This is an independent contractor/1099 engagement, not a W-2 employee position. Contractor must operate as an independent business and be responsible for his/her own taxes, insurance, tools, equipment, transportation and business expenses.
Contractor must be able to provide services independently, maintain appropriate insurance, and possess any licenses or certifications required for the work performed. Contractor must also be free to provide services to other customers.
Assignments will be offered on an as-needed, part-time/on-call basis, with no guaranteed minimum number of hours. Contractor may accept individual assignments based on availability.

Requirements:

• 15+ years verifiable maintenance experience
• Reliable transportation
• Own tools and equipment appropriate for the work
• Valid driver's license
• General liability insurance
• Workers' compensation coverage or applicable exemption/documentation, as required by law
• Required licenses for any regulated work
• Professional appearance and conduct
• Ability to work independently and communicate professionally with property managers, tenants and customers
• References required

Prior experience working with residential and commercial properties is strongly preferred.
