Live-In Superintendent - 45 unit residential

Elizabeth, NJ | 45 and 12 unit Residential Building

We are seeking a reliable, responsible, hands-on Live-In Maintenance Person / Building Superintendent for a newer 45-unit, 3-story residential property in Elizabeth, NJ.
The ideal candidate takes pride in maintaining a clean, safe, well-maintained property and is comfortable working independently, assisting residents, and responding to building needs. Reports to Director of Properties.
RESPONSIBILITIES INCLUDE:

• General building and common-area cleaning and maintenance
• Hallway, lobby, stairwell, entrance, and exterior upkeep
• Trash and recycling removal
• Apartment turnovers, cleaning, painting, patching, caulking, and minor repairs
• Basic plumbing, electrical, carpentry, lighting, door, lock, and fixture repairs
• HVAC filter changes and basic maintenance
• Responding to tenant maintenance requests and building emergencies
• Tenant lockouts and other resident assistance
• Receiving and managing packages and deliveries
• Coordinating access for vendors, contractors, and inspections
• Snow and ice removal, salting, and seasonal property maintenance
• Monitoring the property and promptly reporting leaks, damage, safety concerns, or other issues to management
• Other general maintenance and building duties as needed

QUALIFICATIONS:

• Previous maintenance, superintendent, handyman, or property management experience preferred
• Strong basic repair and troubleshooting skills
• Reliable, trustworthy, organized, and self-motivated
• Professional and courteous with residents and vendors
• Able to work independently and handle multiple priorities
• Physically able to perform routine maintenance, lifting, stairs, and snow removal
• Reliable transportation
• Ability to respond to building emergencies when required
