Looking for a Reliable Contractor or Crew

We manage several rental properties in Columbia, SC and are actively building a reliable subcontractor network for ongoing turnover work between tenants. If you are a dependable contractor or crew who moves fast, works clean, and communicates well, we want to hear from you.

What to Expect

Minimum 2-person crew required — solo applicants will not be considered

Scope must be completed within the timeline provided — we move quickly between tenants and need crews who can match that pace

Daily photos required — you will submit clear, detailed photos of all work completed at the end of every workday, no exceptions

Materials funding — you must be able to fund your own materials upfront. The project rate is all-inclusive — labor and materials are covered within the agreed project price

Payment terms — Net 15-21 days max from project close-out. Payments are sent via Zelle.

A contract will be signed before work begins to protect both parties

Quality Standards — Please Read

Paint has to be clean, even, and precise. Repairs have to be done right. Cleaning has to be thorough. If your work is sloppy, rushed, or below the standard these properties deserve, this is not the right opportunity for you. We inspect every single unit before sign-off and work that does not meet the standard will have to be corrected before any payment is released.

Scope of Work (Varies by Property)

Interior Painting Whole-house wall painting and touch-up, corner to corner, floor to ceiling. Match existing color and finish where applicable. No spot painting.

General Cleaning & Trash Removal Full interior deep cleans including ceilings, bath fans, windows, sliding door tracks, and AC vents. Full debris haul-off from interior and exterior.

Exterior Work Pressure washing driveways, walkways, and garage floors. Pine straw installation and bed weeding.

Minor Repairs Drywall patching, door stops, deadbolts and door hardware, cabinet door repair and adjustment, quarter round and trim repair, window screen replacement, garbage disposal removal and replumb, and similar punch-list items.

Specialty Items Smart home device installation, garage remote programming, HVAC filter replacement, pest control coordination, and other miscellaneous items as noted per scope.

What We Are Looking For

Minimum 2-person crew with own tools and equipment

Reliable transportation to job sites
Ability to sign a W-9 — this is a subcontracting opportunity, not employment
Experience with rental property turnovers or comparable repair and cleaning work
Strong ability to read and follow a detailed written scope of work
Clear daily photo documentation of all completed work
Strong communication — you respond, you show up, you deliver
References or examples of past work are appreciated but not required to start a conversation

You must be financially stable. Materials, labor, and any crew costs are your responsibility upfront. If you cannot fund a project while you wait for payment, this is not the right fit for you at this time.

We do not advance payments. The payment terms are non-negotiable. We will not issue early payments, partial advances, or deposits because of personal financial situations. No exceptions.

You must be willing to wait. Payment is released after the home is inspected and signed off by the client. That process takes the time it takes. If waiting for payment creates a hardship for you or your business, please do not apply.

This is a professional subcontracting relationship. We sign a contract, we pay on time every time, and we expect the same level of professionalism in return.
