Position Summary
We are seeking a dependable, skilled, and service-oriented Maintenance & Painting Technician to support the day-to-day maintenance and appearance of our residential apartment community. This position is responsible for completing general maintenance repairs, apartment turnovers, painting, preventative maintenance, and property upkeep.
The technician will primarily work at an assigned residential property but will also participate in an after-hours on-call rotation that may include responding to emergency maintenance requests at other properties within the company’s portfolio.
The ideal candidate is reliable, organized, able to work independently, and committed to providing excellent service to residents while maintaining our properties to a high standard.
Essential Duties & Responsibilities
General Maintenance
Complete resident work orders accurately and in a timely manner.
Perform basic repairs involving plumbing, electrical, carpentry, drywall, doors, locks, fixtures, appliances, and other apartment components.
Troubleshoot maintenance issues and determine when additional assistance or a specialized contractor is required.
Perform preventative maintenance throughout apartments, common areas, mechanical areas, and the property.
Inspect vacant apartments and assist with preparing units for new residents.
Maintain common areas, hallways, stairwells, utility areas, and other building spaces.
Assist with property inspections and correct maintenance-related deficiencies.
Maintain organized maintenance areas, tools, equipment, and supplies.
Painting & Apartment Turnovers
Prepare vacant apartments and common areas for painting.
Patch holes, repair minor drywall damage, sand, caulk, and prepare surfaces.
Paint walls, ceilings, trim, doors, and other interior surfaces.
Perform touch-up painting throughout occupied apartments and common areas as needed.
Assist with full apartment turnovers to ensure units are clean, functional, presentable, and ready for new residents.
Identify damages or maintenance concerns discovered during turnover work and report them to management.
Maintain painting supplies and notify management when materials need to be reordered.
On-Call & Emergency Response
Participate in a scheduled after-hours on-call rotation, including evenings, weekends, and holidays as assigned.
Respond promptly to emergency maintenance calls.
On-call responsibilities may require travel to other residential properties managed by the company, not only the technician's primary assigned property.
Evaluate emergency situations and take appropriate action to protect residents and the property.
Respond to issues such as active water leaks, loss of essential services, electrical concerns, lock/access emergencies, and other urgent building conditions.
Contact supervisors, vendors, or emergency services when a situation requires additional assistance.
Document after-hours calls, work performed, materials used, and any necessary follow-up.
Qualifications
1-2 years of:
Previous apartment, residential, facilities, or building maintenance experience preferred.
Painting and surface-preparation experience strongly preferred.
General knowledge of plumbing, electrical, carpentry, drywall repair, and appliance troubleshooting.
Ability to use common hand tools and power tools safely.
Ability to troubleshoot problems and complete repairs independently.
Strong time-management and organizational skills.
Professional and courteous when interacting with residents, coworkers, vendors, and management.
Ability to communicate maintenance concerns clearly to management.
Dependable attendance and ability to respond promptly when scheduled for on-call duty.
Valid driver's license and reliable transportation required due to travel between properties during on-call assignments.
Physical Requirements
The position may require the employee to:
Frequently stand, walk, bend, kneel, climb, reach, and lift.
Safely lift and carry maintenance equipment, supplies, and materials.
Use ladders and work in building utility or maintenance areas.
Work indoors and outdoors in varying weather conditions.
Perform physical maintenance and painting duties for extended periods.
Work Schedule
This is a full-time position with a regular work schedule established by management. The Maintenance & Painting Technician will also participate in the company's rotating after-hours emergency maintenance schedule.
