Maintenance Tech / Plumber - Apartment Portfolio - $40-55/hr W2
Maintenance Technician / Plumber
Description
FULL-TIME MAINTENANCE TECHNICIAN / PLUMBER - $40-55/HR W2
MMBA Management owns apartment buildings around Los Angeles and the Westside, and we need one good person to take care of them. Plumbing is most of the work. Everything else - minor electrical, small roof repairs, unit turns, general fix-it work - comes with it. You work on our buildings only, not outside customers.
THE WORK
- Plumbing: drains, supply lines, water heaters, fixtures, leak diagnosis, older cast iron and galvanized systems
- Minor electrical: outlets, switches, fixtures, GFCIs, breaker troubleshooting
- Minor roof and exterior: patching, flashing, sealing, clearing roof drains and gutters
- Unit turns: drywall patching, paint, doors and locks, appliance installs, general carpentry
- Rotating after-hours emergency calls (leaks, floods, no hot water)
- Keep a simple record of work done and flag anything that needs a licensed contractor or a permit
- 3+ years of real hands-on plumbing experience
- Able to work across trades, not plumbing only
- Valid California driver's license and reliable transportation
- Your own hand tools
- Able to lift 50 lbs, work on ladders and roofs and in crawl spaces
- Willing to take a share of after-hours emergency calls
- Legally authorized to work in the U.S.
- California C-36 plumbing contractor license, or journeyman plumbing credential from another state
- Apartment or property management maintenance experience
- Bilingual English/Spanish
- Backflow certification, sewer camera or hydro-jetting experience
- Familiarity with LA City permit requirements
- $40-55/hour depending on experience and license. That is roughly double what most apartment maintenance jobs in LA advertise, and we know it. We will pay the top of the range for a licensed plumber.
- Overtime at time and a half
- Health insurance
- Paid time off and paid holidays
- Vehicle allowance or mileage reimbursement
- On-site housing may be available for the right person - ask us
- Larger power tools and specialty equipment provided
- Steady, year-round work. We hold our buildings long term and we fix things properly instead of patching them.
