Description
We are seeking a dependable and experienced Property Maintenance Technician to perform maintenance, repairs, and general upkeep across our residential properties. This is a hands-on position ideal for someone who is mechanically inclined, takes pride in their work, and can handle a variety of maintenance and repair needs.
The ideal candidate is a well-rounded maintenance professional who can troubleshoot problems, complete repairs efficiently, and work independently while providing professional and courteous service to residents.
Responsibilities
- Complete tenant maintenance requests and work orders in a timely and professional manner.
- Troubleshoot and perform general repairs involving plumbing, electrical, appliances, HVAC, and other building systems.
- Perform minor plumbing repairs, including faucets, toilets, drains, garbage disposals, and leaks.
- Complete basic electrical repairs, including switches, outlets, light fixtures, and other minor electrical issues.
- Diagnose and repair common appliance problems.
- Perform drywall repair, painting, caulking, basic carpentry, and general building repairs.
- Complete unit turns and prepare vacant units for new residents, including repairs, touch-ups, and inspections.
- Inspect properties and identify maintenance, safety, or repair concerns.
- Perform preventative maintenance to help reduce emergency repairs and protect the condition of the properties.
- Maintain common areas, building interiors, and exterior areas as needed.
- Coordinate with the Property Manager regarding work orders, needed repairs, materials, and larger projects.
- Communicate professionally with tenants regarding maintenance appointments and repairs.
- Maintain tools, equipment, and maintenance supplies in a clean and organized manner.
- Follow company safety procedures and applicable property maintenance requirements.
- Assist with emergency maintenance situations as needed.
- Perform other property maintenance duties as assigned.
- Previous experience in apartment, residential, commercial, construction, handyman, or general property maintenance preferred.
- Working knowledge of basic plumbing, electrical, carpentry, drywall, painting, and general repairs.
- Ability to troubleshoot maintenance issues and determine appropriate repairs.
- Experience with appliance repair and basic HVAC troubleshooting is a plus.
- Ability to safely operate hand and power tools.
- Strong attention to detail and ability to complete quality work with minimal supervision.
- Dependable, self-motivated, organized, and able to manage multiple work orders.
- Professional and respectful when working in occupied units and communicating with residents.
- Valid driver's license with an acceptable driving record.
- Ability to perform the physical requirements of property maintenance, including lifting, carrying, bending, climbing ladders, and working in a variety of indoor and outdoor conditions.
- High school diploma or GED preferred.
- Must be able to work a smart phone and have basic computer skills
- Bilingual a plus
