Maintenance Technician / Crew lead
Description
General Maintenance:
Complete maintenance work orders in occupied and vacant units
Perform preventative maintenance on company-managed properties
Conduct unit turnovers and make-ready services
Troubleshoot maintenance issues and determine appropriate repairs
Perform property inspections and identify maintenance concerns
Skilled Trades:
Drywall repair and finishing
Interior and exterior painting
Flooring installation (LVP, laminate, vinyl, and tile)
Finish carpentry and trim work
Door and window installation and repair
Lock replacement and rekeying
Basic plumbing repairs
Basic electrical repairs
Cabinet and countertop installation
Appliance installation and repair
Caulking and weatherproofing
General handyman services
Property Maintenance:
Gutter cleaning and minor repairs
Exterior repairs
Landscaping and seasonal property maintenance
General cleanup and debris removal
Work Order Management:
Receive and manage maintenance requests using AppFolio
Contact tenants to schedule appointments
Document completed work with notes and photographs
Record materials used and time spent on each work order
Close work orders promptly and accurately
Customer Service:
Communicate professionally with tenants, owners, vendors, and management
Explain repairs when necessary
Maintain a courteous and respectful attitude while working in occupied homes
Qualifications Required:
Minimum 2 years of maintenance, construction, remodeling, or handyman experience
Knowledge of basic plumbing, electrical, carpentry, drywall, painting, and flooring
Ability to operate power tools and common construction equipment safely
Strong troubleshooting and problem-solving skills
Ability to work independently with minimal supervision
Excellent organizational and time management skills
Strong verbal communication skills
Travel Requirements:
This position requires regular travel between properties located throughout Southeast Wisconsin, including:
Milwaukee County
Waukesha County
Racine County
Kenosha County
Applicants must possess:
A valid driver's license
Reliable transportation
Proof of automobile insurance
The ability to travel between multiple properties throughout the workday
The ability to transport tools, ladders, and maintenance materials
Mileage reimbursement may be provided in accordance with company policy.
Physical Requirements:
Lift and carry up to 75 pounds
Frequently bend, kneel, climb, crawl, and reach
Work indoors and outdoors in various weather conditions
Safely use ladders and power tools
Stand and walk for extended periods
Preferred Qualifications:
Experience with AppFolio
HVAC experience or certification
Appliance repair experience
Residential remodeling experience
EPA Certification (preferred)
Bilingual (English/Spanish) is a plus
Schedule:
Full-Time
Monday through Friday
Occasional evenings and weekends for emergency maintenance calls
