Maintenance Technician – Apartments and Commercial Properties

Position summary

Cosmopolitan Investment Partners is seeking a dependable, hands-on maintenance technician to help maintain our portfolio of apartment and commercial properties in Philadelphia.

This position is ideal for someone with general maintenance experience who can independently complete common repairs while continuing to develop their skills in plumbing, HVAC, electrical work, appliances, and preventive maintenance. The technician will work alongside an experienced maintenance team and report to the maintenance supervisor.

Responsibilities

Complete tenant maintenance requests accurately and within a reasonable timeframe.
Diagnose and perform common plumbing repairs, including faucets, toilets, supply lines, drains, disposals, and minor leaks.
Troubleshoot basic electrical issues and replace outlets, switches, light fixtures, smoke detectors, and other components within the employee’s level of training.
Perform basic HVAC troubleshooting and preventive maintenance, including changing filters, cleaning equipment, checking condensate lines and pumps, and identifying when an outside contractor is required.
Diagnose and repair common apartment appliances.
Prepare vacant apartments for new residents, including repairs, fixture replacement, hardware installation, patching, and other turnover work.
Perform scheduled preventive-maintenance inspections and document equipment condition and completed work.
Assist with building improvements, renovations, deliveries, and larger maintenance projects.
Identify developing problems and report recommended repairs before they become emergencies.
Maintain organized records of work performed, materials used, and follow-up items.
Communicate professionally with residents, coworkers, vendors, and property-management staff.
Keep work areas, maintenance shops, and tools clean and organized.
Participate in a rotating after-hours emergency schedule.

Qualifications

At least two years of maintenance, construction, property-management, or related hands-on experience preferred.
Working knowledge of general plumbing, electrical, HVAC, carpentry, drywall, and appliance repairs.
Strong troubleshooting skills and willingness to learn.
Dependable, organized, and able to complete assigned work without continuous supervision.
Comfortable using a smartphone or tablet to receive, update, and close work orders.
Able to communicate clearly with residents and coworkers.
Able to lift approximately 50 pounds, climb ladders, use hand and power tools, and work in basements, mechanical rooms, rooftops, and occupied apartments.
Valid driver’s license and reliable transportation required.
EPA 608, HVAC, electrical, plumbing, or other relevant certifications are helpful but not required.
Spanish-language ability is helpful but not required.

Schedule

Monday through Friday

Eight-hour daytime shift
Rotating after-hours emergency coverage
Occasional overtime when necessary
