Maintenance Technician (Commercial Properties – Traveling Role)
Location: Rhode Island (Primary properties in Middletown and North Smithfield)
Compensation: $25/hour

Position Overview:

We are seeking a reliable and motivated Maintenance Technician to support a portfolio of commercial properties throughout Rhode Island. This position is ideal for someone who enjoys variety in their workday, takes pride in maintaining professional properties, and is looking for a long-term opportunity with room for growth.
The technician will be responsible for general maintenance, property inspections, tenant support, vendor coordination, and responding to work orders across multiple commercial sites. The primary properties are located in Middletown, RI (three properties within minutes of each other), with an additional property in North Smithfield, RI.
This role serves as the "eyes and ears" of the properties, ensuring sites are well-maintained, safe, and operating efficiently.

Key Responsibilities:

• Perform general maintenance and repair tasks at commercial properties
• Complete work orders using the Yardi property management system
• Conduct routine property inspections and identify maintenance needs
• Handle minor repairs, including drywall patching, ceiling tile replacement, and other basic building maintenance tasks
• Perform light janitorial duties and trash removal as needed
• Communicate professionally with tenants and respond to maintenance concerns
• Coordinate with outside vendors and contractors for specialized repairs
• Monitor property conditions and report issues to management
• Maintain accurate records of completed work and property observations
• Travel between assigned properties throughout the workday

Qualifications:

• Previous maintenance, facilities, building operations, or property maintenance experience preferred
• Strong communication and customer service skills
• Ability to work independently and manage multiple priorities
• Basic knowledge of building systems and general repairs
• Experience using work order software is a plus (Yardi experience preferred)
• Dependable, professional, and interested in a long-term career opportunity

Requirements:

• Must have a valid driver's license
• Must be able to pass a background check
• Must have a reliable personal vehicle; a truck is strongly preferred due to travel between properties and transporting tools/materials
• Ability to travel regularly between commercial properties in Rhode Island
• Ability to lift, carry, and move maintenance materials and equipment as needed
