As a Maintenance Technician II, you will play a crucial role in ensuring the smooth operation and maintenance of our residential community. You will be responsible for performing daily maintenance tasks, diagnosing and repairing issues in electrical, plumbing, and appliances, and preparing vacant apartments for new residents. You will also participate in the emergency on-call rotation. Your work will directly impact the safety, cleanliness, and overall appeal of the property, contributing to a positive living experience for our residents.
Reports to: Maintenance Supervisor
Key Responsibilities Include

Maintenance Tasks
Perform daily maintenance as directed by the Maintenance Supervisor and Community Manager.
Diagnose and repair problems in electrical, plumbing, and appliances.
Respond to maintenance requests promptly and professionally.
Apartment Preparation
Prepare and perform necessary repairs to vacant apartments for new residents.
Utilize the Make Ready Checklist for all make readies, ensuring the form is filled out completely and signed.
Property Inspection and Safety
Inspect buildings and grounds to ensure safety and cleanliness, identifying problems and alerting the Maintenance Supervisor.
Conduct regular inspections of common area lighting, sprinkler systems, fire prevention systems, and fire extinguishers.
Exterior Maintenance
Maintain the exterior of the property daily to provide clean and acceptable curb appeal.
Perform maintenance of pools, spas, and pool areas.
Communication and Reporting
Assist supervisor with communicating with vendors and contractors and escorting them to necessary property locations.
Communicate inventory needs for equipment, tools, and supplies.
Report potential liabilities to the Community Manager and Maintenance Supervisor in a timely manner.
Compliance and Safety
Ensure compliance with all Fairfield policies and procedures, including Mold Prevention Response Program (MPRP), Asbestos/Lead Protocol, Bed Bugs, Emergency Site Map and Emergency Supplies/Action Plan, and Required Inspections.
Participate in on-call rotation. Respond to on-call emergencies, as directed by the Maintenance Supervisor.
Assist office staff with posting notices on resident doors as needed.
Assist in property compliance with all Safety Risk Management Manual requirements and objectives.
Participate in company-required training and resident functions as required by the Community Manager.
Understand and follow safe work practices for use of hazardous chemicals, Personal Protective Equipment, and Ladder Safety.
Comply with all Fairfield standards, applicable health and safety rules and regulations, as well as local, state, and federal laws.
Qualifications
Education & Certifications
High school diploma or equivalent required
Valid Drivers License is required
Experience
Minimum one year of previous experience in property management maintenance, other building maintenance, or related trade required
Skills & Competencies
Ability to read, write, understand, and communicate in English
General computer skills, including operating a mobile device
Strong attention to detail, organizational, time-management, and problem-solving skills
Superior customer service skills, including the ability to manage difficult customers and situations
Working knowledge of plumbing, electrical, and appliance repair
Professional verbal and written communication skills
Ability to work independently
Ability to be on-call for after-hours emergencies
Ability to work a flexible schedule, including weekends, evenings, and holidays
Key Success/Performance Indicators
Complete expected number of work orders within the specified time frame.
Minimize the average time taken to repair issues.
Adhere to scheduled preventive maintenance tasks consistently.
Reduce the amount of time equipment is out of service.
Ensure strict compliance with safety regulations and protocols.
