About the Job
About the Job
We're looking for a reliable, hands-on On-Site Property Manager to live at our apartment building at 285 Turk Street in San Francisco. This part-time role averages about 14 hours per week (about 60 hours per month). It works well alongside a full-time job, because most on-site work happens before and after normal business hours and on weekends.
You'll keep the building running smoothly and be the go-to contact for residents. The role also requires you to be available for after-hours emergencies from time to time (water leaks, lockouts, heating problems, etc.).
Schedule
- About 14 hours per week (about 60 hours per month), mostly early mornings, evenings, and weekends
- Some flexibility to set your own schedule for routine tasks
- All hours, including emergency calls, are logged through a mobile time-tracking app
- Available for occasional after-hours emergency calls
- Act as the first point of contact for residents, and respond to questions and concerns promptly
- Handle routine maintenance requests: minor plumbing, electrical, appliances, painting, drywall, doors/locks, and general repairs
- Help with unit turnovers between residents (repairs, painting, punch-list work)
- Keep common areas, hallways, the laundry room, and exterior grounds clean and in good shape
- Respond to after-hours emergency maintenance calls as needed
- Coordinate showings, move-ins, and move-outs
- Do routine preventive maintenance and safety walk-throughs
- Schedule and meet licensed contractors for major electrical, plumbing, or structural work
- Log all hours worked in the time-tracking app, and keep basic records of work completed and supplies needed
- Communicate regularly with the management office
- Must live on-site
- Bilingual in English and Spanish (required)
- General handyman skills: comfortable with basic plumbing, electrical, painting, and appliance repair
- Reliable, self-motivated, and able to work on your own
- Good communication and people skills for working with residents
- Comfortable using a smartphone app to log hours and communicate with the office
- Available for periodic after-hours and emergency calls
- Prior property maintenance or property management experience preferred
• Flat monthly package worth $1,177, covering the first 60 hours worked each month:
o Free studio apartment at the property
o $222/month payment
• Hours beyond 60 per month paid at $19.61/hour
