Overview
; We are seeking a dedicated, hands-on On-Site Maintenance Manager to oversee our premier 108-unit lakefront community. This role requires a versatile professional who takes pride in maintaining a clean, well-kept environment across six residential buildings, a private marina, and extensive common areas. The role requires respectful communication with vendors and management, along with the ability to work independently.

If you are looking for a boring job this is not it. We are in search of a serious person with dedication and smarts. We are not looking for a boozer or pot head. We pay very well and expect to find a professional who will not give up easy, take the bull by the horns, have a great attitude, and really enjoy the job.

We DO NOT want someone that says to themselves "I'll try this for a few months". We will find someone that wants this job for several years, and in exchange we will provide the person with strong income. We are not cheapo. And, we do not want someone whose shoulder we always have to look over. Nope, we want a self managed "I got this" powerful attitude.Now for the job description:

Reporting & Minimum Requirements -

Reporting: The position reports to the Condominium Board of Directors and to the off-site property management company.

Requirements -

Must obtain a State of Minnesota Boiler License and a Certified Pool Operator (CPO) license and take required training to renew licenses at his/her expense.

Knowledge and ability to perform light maintenance troubleshooting and repairs. Able to operate power and hand tools.
Able to operate or be trained to use riding and push lawn mowing/trimming equipment and snow plowing equipment (snow blower, plow truck, and skid steer).

Able to live onsite enabling you to handle emergency troubleshooting off hours. Nice 1-bedroom apartment on the main level. Free apartment.

Key Responsibilities (tasks will be reviewed and updated as needed)

Facilities & Systems: Ensure equipment is functioning and tasks performed as required.
Fire/security systems - perform testing/monitoring.

HVAC/Boilers - Perform general cleaning of HVAC equipment and mechanical room as directed by vendors. Once licensed, perform Inspection and logging of boiler readings 3x week.

Pool – Once certified, conduct testing and chemical treatment of indoor pool on Mon, Tues, Thurs, and Friday each week. Work with pool vendor to troubleshoot issues.

Grounds Maintenance: Execute seasonal tasks including lawn care, weeding, landscaping, and fountain operation (spring start-up/maintaining water levels, treating/cleaning, and fall winterization).

Winter Operations: Manage all on-site snow removal for parking areas, driveways, building stairs and entryways, walkways, and garage rows.

Janitorial: Maintain cleanliness in all indoor and outdoor common areas, the pool house, restrooms, sauna, and the community party room. Keep paper supplied in pool room restrooms and party room.

Administrative & Security: Distribute pool cards, mailbox keys, and security keys; update names on mailboxes and the door buzzer intercom list. Provide building access for vendors and contractors. Set up and remove Reserved Parking signs as directed by management.

Amenity Management: Oversee the 67-slip marina and boat storage area working with the Boatyard and Marina Manager and 80 unattached car garages.

Emergency & On-Call Requirements:

Availability/Vendor Oversight: Occasional weekend or evening hours may be required to reset breakers, shut off water valves, inspect water or boiler leaks, inspect and reset fire alarms, supervise urgent vendor repairs, or provide emergency access to buildings and units. These needs may arise at any time, including outside of regular work hours.

Weather Response: Must be available as a priority during snow events to keep entries, parking areas and walkways clear and safe for residents.

Physical Demands, Working Conditions, and Safety Requirements:
Compliance; Follow all safety and regulatory requirements established by federal, state, and city authorities, including fall protection, proper ladder and scaffolding use. Secure permits as required.
Environment; Able to work indoors and outdoors as needed to carry out tasks.
Height; Must be able to climb ladders and scaffold above 6’ and work on roofs as needed using proper tie offs as required.
Lifting/Carrying; May be required to lift or carry items up to 60 pounds. Use safe material-handling and lifting techniques. Seek assistance when needed, and work within your limits.
Noise; Wear noise-cancelling headphones (provided) when performing tasks with power equipment such as lawn mowing, leaf blowing, etc.
Safety; Work safely, report unsafe conditions, and use personal protective equipment (PPE) as needed. Use c
