Painting Subs Wanted - Year-Round Work, Bigger Jobs, $2,500+ Avg Pay

WE HAVE MORE PAINTING WORK THAN OUR CURRENT CREWS CAN COVER.

Cairn Painting Co. is adding 2 subcontractor crews in the Twin Cities metro area. We're looking for established painting businesses - your own crew, equipment, insurance and EIN - who want a full calendar of well-paying work without spending anything on marketing.

-------- THE WORK --------

We are not a seasonal outfit and we are not a discount outfit. Those two things are why our crews stay with us.

• Year-round, including winter. Exteriors May through October, interiors November through April. We build the winter interior schedule in the fall, so you know what's coming before the snow does.
• Bigger jobs. Typical job runs $3,000-$6,000 total. We don't take low-end work, which means fewer setups, fewer drives across the metro, and more days in a row on one property.
• We sell on quality, not price. Our customers didn't choose the cheapest bid, so the scope is real, the prep is funded, and the products are good.
• 2-4 jobs per week available now. Residential repaints, interior and exterior.
• Every job is sold, measured and priced before it reaches you. No bidding, no estimating, no chasing homeowners for a decision.
• You get a written work order before you start: scope, colors, products, sheens, prep requirements and access details.

• THE PAY --------
• 50% of the total job price, less the cost of paint if we supply it.
• A $5,000 job pays you $2,500. If we bought $400 of paint for it, you're paid $2,100.
• Supply the paint yourself and you keep the full 50%.
• Paid within 7 days of the final walkthrough and your invoice. Check or ACH to your business. We will always pay same day when possible.
• 1099. Take a job or pass on it. No hourly, no salary, no non-compete.
• The price is the price, on your first job and your fiftieth. We don't haggle and we don't lowball.

-------- WHAT WE'RE LOOKING FOR --------

1. A registered business in good standing - LLC, S-corp, or sole proprietor with an EIN. W-9 before the first job.
2. $1,000,000 general liability insurance, with a certificate naming Cairn Painting Co. LLC as additional insured before your first job. If you don't carry GL yet, get it and then reach out - it runs most painting crews under $100 a month.
3. Workers' compensation coverage if you have employees.
4. Registered with the Minnesota Department of Labor and Industry (contractor registration).
5. Your own transportation, ladders, sprayer and prep gear.
6. Enough written and spoken English to read a work order and communicate clearly by text. Every job here is directed in writing.
7. At least two painters on the crew.

• HOW WE RUN JOBS --------
• Read the full work order before you start. If anything is unclear or doesn't match what you find on site, tell us before day one. Questions are welcome and they save everyone money.
• A short end-of-day text with photos on each active job.
• Calls and texts returned within two hours during business hours.
• If you're running late or can't make it, we hear it from you the night before or first thing that morning.
• We walk the punch list together at the end of every job, before you invoice.
• Workmanship callbacks are handled by the crew that did the work, within 48 hours.
• The details are the job: clean cut lines, full coverage, correct sheens, hardware off and back on, surfaces protected, and a clean site at the end of each day.

-------- WHAT WE OWE YOU --------

Everything above is what we expect. Here is what you can count on from us.

• Steady work through the winter. A good crew shouldn't have to lay people off in January.
• Payment within 7 days, every time. You shouldn't have to call anyone to get paid.
• If we mis-measured or underestimated the prep, that's ours. We adjust the price, not your pay.
• Once you accept a job, the number is locked. We don't re-trade and we don't shop your price.
• Nothing comes out of your check that wasn't in the work order.
• We handle the customer. If something comes up, we address it with them and then talk it through with you directly.
• The schedule comes to you ahead of time so you can plan your crew and your material buys.
• One point of contact, and they answer the phone.
• After a few jobs together you get first pick of the schedule and priority on the larger projects.

We're looking for a long relationship with two or three crews, not a rotating list of subs. When we find people who do this well, we keep them busy and we take care of them.
