Part-Time Live-In Superintendent Position

Residential building with elevator is seeking a LIVE-IN but PART-TIME Superintendent to handle the cleaning and maintenance responsibilities in the building.

Located just off Second Avenue, this job description includes the following (not all are listed here, but this is a great general idea of the position):

• Inspecting and cleaning all common areas of the building, daily. This includes the hallways, elevators, basement and basement rooms, etc.
• Inspecting all exterior areas, daily. This includes the sidewalks, backyard, roof area, etc.

• Preparation of and placement of the trash, composting and recycling on the curb at the required times per the NYC DOS requirements.
• Meeting with the occasional vendor on site, as needed.

• Handling work order requests from residents or from the manager on site.
• Inspection of and oversight of mechanical systems, in connection with the Manager and vendors required for same.

• Lifting of materials up to fifty (50) pounds.
• Basic plumbing repairs, painting and other maintenance workflows.

• Routinely reporting to the Manager on open items, workflows, projects and more.
• Available 24/7 for emergencies on site as needed.

This position is intended to be a live-in position. The apartment will be available after the initial probationary period of 90 days. Compensation package does include the apartment plus the salary as well.

Since this position is part-time, the Superintendent may also have another full-time position outside the building. If this is the case, we can work with the Superintendent on a schedule that suits the building and the employee to be fair to all.
