PROJECT SUPERINTENDENT

A construction company is seeking an experienced, dependable, and highly organized Project Superintendent to join our team for a full-time, long-term position managing public works and commercial construction projects.

Current project location is Mission Viejo, CA. Future projects may be located throughout Orange County and surrounding areas.

We are looking for a hands-on Superintendent who takes ownership of the jobsite, stays ahead of the schedule, coordinates subcontractors effectively, maintains excellent documentation, and makes sure work is completed safely, correctly, and according to the contract documents.

KEY RESPONSIBILITIES

Manage and supervise daily field operations

Coordinate subcontractors, company employees, suppliers, equipment, deliveries, and inspections
Review and understand plans, specifications, schedules, RFIs, submittals, and contract requirements
Plan upcoming work and ensure labor, materials, equipment, and subcontractors are ready when needed
Maintain and monitor the construction schedule
Identify potential delays, conflicts, missing information, and material issues before they affect the project
Coordinate multiple subcontractors and trades
Conduct daily jobsite inspections
Monitor workmanship and quality
Verify work is performed according to plans, specifications, approved submittals, and project requirements
Coordinate inspections and communicate professionally with inspectors, owners, architects, consultants, and agency representatives
Identify deficient work and ensure corrections are completed promptly
Maintain an organized, clean, and professional jobsite
Enforce company safety requirements and applicable Cal/OSHA requirements
Conduct and document required safety meetings and toolbox talks
Ensure employees and subcontractors follow required PPE and safe-work practices

DAILY REPORTING & DOCUMENTATION

The Superintendent is responsible for maintaining complete and accurate documentation for every working day, including:
Detailed daily reports
Manpower by contractor and trade
Work performed
Equipment used and equipment hours
Deliveries and trucking
Visitors and inspectors
Inspections
Weather and site conditions
Delays and disruptions
Field instructions
Safety issues and incidents
Extra or changed work
Detailed daily photographs
The Superintendent must photograph and document existing conditions, work in progress, concealed work before it is covered, completed work, deliveries, disputed conditions, extra work, and other significant project activities.

CHANGE ORDERS & FIELD CONDITIONS

The Superintendent must immediately notify the Project Manager of any condition, instruction, or event that could affect scope, cost, schedule, quality, or GQ Builders' contractual obligations.

This includes:

Additional or changed work
Differing site conditions
Design conflicts
Delays and disruptions
Access restrictions
Subcontractor delays
Inspection issues
Owner or agency directions
The Superintendent does not have authority to agree to additional work, pricing, credits, schedule modifications, or changes to GQ Builders' contractual rights without management approval.

QUALIFICATIONS

Minimum 5 years of construction field experience

Previous experience as a Project Superintendent, Assistant Superintendent, General Foreman, or similar field leadership position
California public works experience strongly preferred
Ability to read and understand construction plans and specifications
Strong understanding of construction sequencing and trade coordination
Experience managing multiple subcontractors
Knowledge of construction quality-control procedures
Working knowledge of Cal/OSHA and construction safety requirements
Strong written and verbal communication skills
Ability to prepare detailed and accurate daily reports
Comfortable using smartphones, tablets, email, PDFs, photographs, and construction software
Strong organizational and problem-solving skills
Professional when communicating with clients, inspectors, subcontractors, architects, consultants, and public-agency representatives
Valid California driver's license and reliable transportation
Dependable, punctual, and able to work independently
