Property maitenance technician

Compensation: $15.00 / hour

Wild Card Remodeling is seeking a dependable, motivated contractor to assist with residential property maintenance, turnover repairs, and light remodeling projects. This is a mobile role that requires traveling between various properties—often visiting multiple job sites in a single day—frequently working independently without someone directly looking over your shoulder.

Willing to train the right person if you bring strong mechanical aptitude, related trade experience, and great work ethic.

Key Responsibilities

Independent Execution: Completing punch lists and maintenance tickets autonomously with high quality and minimal direct supervision.

Multi-Site Service: Traveling efficiently between multiple residential properties throughout the day to complete assigned tasks.

Plumbing & Turns: Unclogging toilets, replacing/clearing P-traps, swapping garbage disposals, and minor fixture repairs.

Painting & Prep: Interior/exterior touch-ups, wall prep, caulking, and drywall patching.

Light Electrical: Replacing light fixtures, switches, outlets, and ceiling fans.

Digital Work Reporting: Using mobile apps on your smartphone to view schedules, upload before/after photos, log notes, and close out work orders on-site.

Site Care: Keeping job sites clean, orderly, and respectful of tenant/client spaces.

Requirements

High Integrity & Self-Motivation: Absolute must. You will often work solo without direct on-site oversight, so honesty, taking pride in your work, and self-accountability are non-negotiable.

Reliable Transportation & Valid License: Must have your own dependable vehicle to travel between multiple locations daily.

Smartphone Savvy: Must own a reliable smartphone with a data plan to handle daily app-based work orders and photo logging.

Punctual & Reliable: Shows up on time, manages travel time between sites efficiently, and communicates proactively.

Professional Appearance: Clean, presentable, and respectful demeanor while on properties.

Experience: Hands-on experience with painting and minor maintenance is preferred, but open to training someone with general construction, demo, or tool experience.

Contractor Status: This is a 1099 Independent Contractor position.
