Seeking an experienced, resilient Property Manager to oversee a scattered-site residential portfolio consisting of 40-60 units across 4-5 properties in the St. Louis area. Responsibilities
- Oversee day-to-day operations, tenant relations, and leasing activities across 4-5 local sites.
- Manage rent collection, delinquencies, and legal notices with strict adherence to local regulations.
- Coordinate routine maintenance, turnarounds, and vendor contracts efficiently to minimize vacancy times.
- Conduct regular on-site inspections to ensure asset preservation, safety, and order.
- Provide clear, data-driven operational updates to ownership.
- Experience: Minimum 3-5 years of direct residential property management experience handling scattered-site portfolios. You must know how to navigate tenant-landlord dynamics and vendor management without hand-holding.
- Integrity & Grit: Absolute transparency and honesty are non-negotiable. We value a hyper-vigilant manager who can effectively police challenging properties and protect the assets.
- Transportation: Must possess a reliable personal vehicle, a valid driver's license, and proper auto insurance to travel between sites regularly.
- Background: Background checks are required, but we utilize a nuanced, case-by-case evaluation. Past history does not automatically disqualify you if you can demonstrate a proven track record of accountability, and verifiable professional references who vouch for your current ethics and reliability.
