The Opportunity

We are hiring a Real Estate Project Manager to take properties from acquisition through renovation, permitting, tenant improvements, leasing delivery, and stabilization.

This is an owner side role, not a general contractor role. You will represent ownership and work directly with the principals, property management, leasing, tenants, architects, engineers, contractors, vendors, and municipalities.

The right person can walk a property, figure out what needs to happen, build a plan and budget, bring in the right contractors and consultants, run the work, and make sure it gets finished properly, on time, and at a cost that makes sense for a long term owner.

What You Will Do

Own renovation, capital improvement, tenant improvement, and property improvement projects across the portfolio from scoping through closeout
Walk properties regularly and oversee work in the field
Prepare scopes, budgets, schedules, and recommendations for ownership
Solicit, evaluate, and negotiate contractor and consultant bids, and recommend awards
Manage architects, engineers, contractors, and consultants through design, permitting, and construction
Coordinate permits, plan check, inspections, utilities, and city requirements
Review plans, proposals, invoices, pay applications, change orders, and schedules, and hold the project to budget
Coordinate landlord work and tenant improvements with tenants and the leasing team, and manage delivery conditions and construction obligations under leases
Spot problems early and bring practical solutions, not just status updates
Keep ownership informed with regular, concise project and budget updates
Maintain project records, contracts, permits, plans, warranties, and closeout documentation
Build and maintain a bench of reliable contractors, vendors, and consultants
Support acquisitions by walking prospective properties and identifying renovation needs, deferred maintenance, and redevelopment opportunities
Work with property management so that completed projects hold up in operation and keep long term operating costs in mind
What We Are Looking For

Experience in commercial real estate project management, construction, development, or property improvement
Experience with retail, office, industrial, or multifamily properties
Working knowledge of California building codes, permitting, and municipal processes
Solid understanding of construction methods, budgets, schedules, and project coordination
Ability to read and understand architectural and engineering plans
Experience dealing directly with contractors, architects, engineers, tenants, and city staff
Strong organization, attention to detail, and clear written and verbal communication
Ability to run multiple projects at once and make decisions without constant direction
Comfortable in the field and visiting properties regularly
Valid California driver’s license and reliable transportation
A Plus, Not a Requirement

Construction management or architecture background, or CAD and plan markup ability
