We’re seeking an experienced **On-Site Property Manager** (or small management team) to oversee our beautiful 40-unit apartment community in Spokane Valley. This is a great opportunity for someone who enjoys making residents feel at home while keeping operations running smoothly. It's an older community that has been loved and cared for. Most of our residents are long-term.

Nestled in the heart of Spokane Valley, our community offers residents a peaceful, lifestyle with easy access to shopping, dining, parks, and major highways. Our apartments are well-maintained and upgraded with our manicured grounds and sparkling ** seasonal swimming pool** is a favorite gathering spot during the warmer months. We pride ourselves on creating a welcoming environment where tenants love to stay.
### Position Overview
As the On-Site Manager, you’ll serve as the primary point of contact for residents and handle the day-to-day operations of the property. This is a part-time, on-site position for a self-starter who thrives in a smaller community setting.
### Key Responsibilities
- Manage daily operations, including tenant relations
- Coordinate and perform maintenance and repairs to keep the property in top condition
- Perform snow removal in the Winter, and lawn mowing in Summer
- Show units to prospective residents and handle leasing efforts
- Address resident concerns and complaints promptly and professionally
- Conduct regular property inspections and ensure compliance with local, state, and federal regulations
- Perform minor maintenance and make-readies as well as supervise any maintenance staff or vendors
- Make sure laundry facilities are clean and well serviced
- Maintain accurate records and comply with local, state and federal laws
- Previous experience in property management, apartment management, or a related field (1–3+ years preferred for a community of this size)
- Strong maintenance experience required
- Strong customer service and communication skills
- Knowledge of fair housing laws
- Ability to multitask, problem-solve, and work independently
- Proficiency with property management software is a plus
- Reliable transportation and a valid driver’s license
- On-site residency is required
