Residential Project Manager | High-End Residential Construction

Joinery Structures is hiring a Residential Project Manager to lead the organized delivery of high-end residential construction projects across the Bay Area.

ABOUT JOINERY STRUCTURES

Joinery Structures is a design-driven general contracting and custom woodworking firm based in West Oakland. We bring together project managers, site superintendents, carpenters, apprentices, mill operators, designers, and furniture makers. Our work includes residential renovations, ground-up construction, finish carpentry, landscape structures, custom woodworking, and solid wood milling.

THE ROLE

You will turn approved scope, drawings, trade commitments, client decisions, and field conditions into a current schedule and an actionable project record. You will work closely with site superintendents and company leadership to surface cost, schedule, quality, and communication issues early.

WHAT YOU WILL OWN

• Maintain the master schedule, look-ahead plan, milestones, dependencies, and recovery actions.
• Coordinate subcontractors, procurement, drawings, RFIs, submittals, and change requests.
• Reconcile approved scope, committed work, known changes, and forecast risk.
• Prepare concise client updates with impacts, owners, decisions needed, and next steps.
• Keep Buildertrend or the approved project-management system current.
• Partner with the site superintendent on safety, quality, access, sequencing, and field conditions.
• Escalate conflicts before affected work proceeds.
• Support predictable handoffs, quality control, and closeout.

WHAT WE ARE LOOKING FOR

• Demonstrated residential construction project-management experience or directly comparable responsibility.
• Strong schedule sequencing and recovery planning.
• Experience coordinating changes, RFIs, budgets, subcontractors, and client decisions.
• Clear written and verbal communication with clients and project teams.
• Ability to read construction plans and maintain a dependable digital project record.
• Reliable transportation and ability to travel among assigned Bay Area project locations.
• Organized, practical judgment and a record of closing loops.

HELPFUL EXPERIENCE

• High-end custom residential construction or occupied-home remodeling.
• Buildertrend, Bluebeam, Procore, CoConstruct, Microsoft Project, Smartsheet, or comparable systems.
• Cabinetry, finish carpentry, detailed interiors, and long-lead procurement.
• Coordination with architects, designers, owners, and specialty trades.

WORK SETTING AND BENEFITS

This is a full-time role based from West Oakland, with regular work at project sites in Berkeley, Oakland, San Francisco, and the North Bay. Full-time employment generally means 36 to 40 hours per week. The position requires jobsite and office coverage based on project needs.
