Description
The Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.

Key Responsibilities Include

Maintenance and Repairs
- Perform daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager.
- Diagnose and repair issues in HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances.
- Respond to maintenance requests promptly and professionally.
Property and Amenity Maintenance
- Assist in maintaining the pool, hot tub, and other property amenities.
- Inspect buildings and grounds to ensure safety and cleanliness.
- Maintain the exterior of the property to ensure clean and acceptable curb appeal.
Preventative Maintenance and Inspections
- Schedule, monitor, perform, and document preventative maintenance and apartment turns.
- Conduct regular inspections of common area lighting, sprinkler systems, fire prevention systems, and fire extinguishers.
- Ensure compliance with equipment operation, maintenance requirements, implied warranties, and manufacturers recommendations.
Supervision and Coordination
- Assign duties and supervise work in the absence of the Maintenance Supervisor.
- Supervise outside contractors to ensure satisfactory completion of their work.
- Coordinate move-ins and move-outs with the Community Manager and Maintenance Supervisor.
Safety and Compliance
- Assist with monthly safety meetings and facilitate in the absence of the Maintenance Supervisor.
- Report and document potential liabilities to the Community Manager and Maintenance Supervisor.
- Ensure compliance with Fairfield policies and procedures, OSHA regulations, and hazardous chemicals program.
- Assist in property compliance with all Safety Risk Management Manual requirements and objectives.
Inventory and Supplies Management
- Maintain an up-to-date inventory of all equipment, tools, and supplies.
- Assist in locating and purchasing materials and supplies as required.
Resident and Community Engagement
- Participate in resident functions as required by the Community Manager.
- Assist office staff with posting notices on resident doors as needed.
Qualifications
Education & Certifications
- High school diploma or equivalent required
- HVAC-EPA (Type II) or EPA Universal licensestrongly preferred. Associates hired without a CPO license will be required to obtain within 90 days of hire.
- Certified Pool Operator (CPO) license strongly preferred. Associates hired without a CPO license will be required to obtain within 90 days of hire.
- Valid drivers license may be required.
Experience
- 2+ years of experience in property maintenance or a related field.
- Experience in supervising contractors preferred but not required.
Skills & Competencies
- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
- Ability to read, write, understand, and communicate in English
- Ability to work independently and as part of a team
- Strong organizational and time management skills
- Knowledge of safety regulations and compliance requirements
- General computer skills including operating a mobile device
- Superior customer service skills including the ability to manage difficult customers and/or situations
- Ability to be on-call for after-hours emergencies
- Ability to work a flexible schedule to include weekends, evenings and holidays
