This position is not suitable for junior technicians, make-ready staff, or candidates without deep, independent, hands-on expertise. We are seeking a career Maintenance Supervisor with a minimum of 10 years of verifiable apartment maintenance experience.

ABSOLUTE MINIMUM REQUIREMENTS (NON-NEGOTIABLE)

15+ years apartment maintenance experience (multifamily required)
EPA Universal or Type II, HVAC Certification
CPO Certification
Ability to work independently with no training provided
Experience maintaining a luxury Class-A property
Ownership of all personal hand and power tools
Ownership of a reliable work truck
Ability to pass background screening
TECHNICAL COMPETENCIES (YOU MUST BE ABLE TO DO THESE SOLO)HVAC – ADVANCED

TXV valve replacement

Brazing copper lines
Refrigerant recovery and charging
Diagnosing complex HVAC failures without vendor reliance
POOL OPERATIONS

Full control of pool chemistry

Sand and cartridge filtration systems
Variable-speed pump programming and troubleshooting
ELECTRICAL

Complete breaker-panel rewiring

Single-phase and three-phase systems
Confident troubleshooting under load
PLUMBING

All pipe types (PVC, CPVC, copper, PEX, cast iron)

Valve replacement and brass soldering
Clean-outs, toilet rebuilds, advanced leak diagnostics
APPLIANCE REPAIR

Washers and dryers, ovens, fridges.

Motors, solenoids, belts, component replacement
No “swap-the-unit” technicians
PAINTING & DRYWALL

Color matching

Professional drywall finishing (no patch-and-run)
CARPENTRY (FINISH-LEVEL)

Sub-floor replacement

Door and window frame replacement
Finished carpentry — not rough work
GATES & ACCESS CONTROL

Gate motors

Track and loop troubleshooting
Independent repair of automated gate systems
LANDSCAPING & GROUNDS

Trim and maintain all landscaping

Operate and maintain landscaping equipment (Stihl, etc.)
Grounds must consistently reflect a luxury standard
PHYSICAL REQUIREMENTS (NO EXCEPTIONS)

Lift 75+ lbs

Climb stairs regularly (3-story garden-style community)
High stamina for full-scope physical work
SCHEDULE & ON-CALL

Monday–Friday

Weekends as needed
On-call averages 2–3 calls per month
